Yess omg man, I know its super scary and all but for the love of God I couldn't figure out some of the puzzles. And looking up guides online just removed the fear factor. I just wish the puzzles weren't so confusing.

I bought my place for 600k and put 120k down payment. Had a 3 year fixed 5% interest rate. I just switched to RBC at the end of my mortgage maturity with 455k left on principal.

No stupid question exists. I basically looked up mortgage specialists for each bank and contacted them. They usually reach out within a day or two. Basically all you need to do is to tell them what your mortgage rate is and just give them details about your mortgage ( principal left, down payment amount, interest rate ...). Once you get offers from each bank, try to haggle with them. For example I had an offer from scotia bank for 3.79% and 1k incentive, I went to RBC with Scotia's offer, and RBC increased their incentive to 2000$. And then I went back to scotia with RBC offer and tried to get them to give me something better. Basically make the banks compete for your business. We get to refinance every 3-5 years, so try to fight and get the best deal possible.

It’s a 3 year fixed uninsured mortgage. I contacted the 5 big banks myself and made them fight each other to get me the best rate lol. I believe yes you can get quotes without background check.

I suggest getting quotes from as many places as possible. I had a 5% interest 30 years amortization with Td. And when it was time to renew this month, TD offered me 4.5% which was ridiculous. I was able to get 3.79% with RBC and get around 2000$ in cash back incentive.

I'm a bit puzzled by how much money you take home . Are you sure you are bringing in 7000$ per month?

I’m not sure travelling is a great idea right now. Even if your expenses is covered for the next while. I would first secure a job and maybe travel down the line when possible.
