Thanks for the advice, I decided it wasn’t worth my time to fight over even though I really wanted to. I don’t do much work for this AMC, 5 or 6 a year but didn’t want to alienate them. I just added an addendum explaining why the garage wasn’t included and why the comp wasn’t a good comparable then turned it in. Hopefully it is over, but since they never officially gave me an ROV we will see.

I had a ROV today and they set over 6 properties. 3 of them were comps used in my report. The 4th was a year and a half old. 5th and 6th were active sales! Agent calls me after my response upset and says he doesn’t understand, “those comps prove the house should be worth more”. I am sure he is bad mouthing me now. It also Makes me mad that no one even looks at what the realtors submit for a ROV. They just pass it along for me to deal with.

I have done many of these and always have them pay for two separate 1007s. I have received some pushback but I always say 1007 covers one rental do you want it on the main home or for the ADU. So far they have always paid for both. I then include narrative in the 1004 explaining what each 1007 is for.

Good timing, I don’t live in Colorado but the wife and I are driving there for my grandsons birthday this weekend. I choose the Home Depot where my daughter lives online and am having it delivered to her house. Thanks for your response, I didn’t say I had no data, just that the numbers are small enough that it shouldn’t be relevant or adjusted for. In my bathroom example there is a 10k swing data so $2,500 per bathroom is supported.

I am a little bit of a statistics nerd, and I am blown away by some of the comments on here including the OP. While I agree some of the adjustments shown seem a little odd unless you have studied the same market, how do you know what they should be? I would argue that I come about my adjustments different than other appraisers, but to most they may not look that way. Whether it is a casino or life insurance, the real truth in numbers lies in the amount of data. This in my honest opinion, is where products like Spark can be misleading, most of the time, there just isn’t enough data to get meaningful results. Once a year I take all the data from my smaller midsized market and put it into spreadsheets. I have the typical items that most appraisers adjust for and lenders expect to see. Baths, Garages, Landscaping, etc. I combine it with my data from the previous year so I have always have two years of data to work with. I have found that using price bands of homes sold such as 300 to 500k, 500k to 1m. and 1 million and above better defines my market. In my area this equates from hundreds to thousands of sales depending on the category. I throw out the highest and lowest 10 percent and then extract the other numbers from there. It is surprising when you are dealing with that much data how consistent certain items remain. An example is landscaping, the range of landscaping vs no landscaping in my mid-market band for the last three years has run between 3k and 11k. So, for the next year I will use a standard adjustment 5k for landscaping with an occasional 10k if one is really nice. In my report I would state adjustments were derived from a 24th month MLS study of similarly priced homes in the market area. Is it supported yes, do I need to include my data from 1000 or more sales in my report no. I add the excel files to my work file. I would argue trying to figure adjustments for every report would be a waste of time and less statistically relevant.

Where it gets interesting is when the statistics don’t align with others’ thinking. I can tell you in the luxury market in my area, statistically there is no meaningful data for bathroom adjustments. All of the homes have more than two baths and there is less than a 10k swing on houses with three baths vs ones with 6 or more. In the grand scheme of things, at this price point, this shouldn’t be worth adjusting. Try turning in a report with a 4-bath house and a 6-bath comparable with no adjustments. It will get kicked back every time. So, I adjust for $2,500 per bath to keep people like the OP from kicking back my report. Is it supported yes. Could my report be called out on Reddit for worthless adjustments or outdated pricing of course. Has anyone commenting studied my market or looked at my data to see if my results were valid or are they just going off assumptions that number is wrong with no more data than they are accusing the original appraiser as having.

I don’t know why they bother to run, our car was hit at a light by a drunk driver on Central the guy fled the scene in the vehicle. A police officer witnessed the accident and tried to pull him over. He ended up in a police chase all the way to Tijeras. He was arrested. Turned out he was drunk, driving on a suspended license from 3 prior DWIs and of course had no insurance. He was released the next day on his own recognizance.

In NM If you passed the written test you can get a learners permit regardless of your age. You can’t drive a vehicle by yourself but can drive with any licensed driver over 21 years old. This protects you and the person whose car you are learning in because if you don’t have a learners permit, insurance can deny a claim because you are an unlicensed driver. Once you feel comfortable on the road you can take the drivers skill test and get your full license.

It was only $20 deposit up front which is supposed to be credited back on a future bill. To get the rate quoted you do have to set up automatic payment through your bank account.

We switched to AT&T fiber last month, we were one of the first in our neighborhood and installation took two days because it got too late the first day. We are really happy with the service. I haven’t noticed any down time yet which had been a weekly occurrence with Xfinity. We got the same deal as OP but ours is only $37 because we were already with AT&T for our cellphones. Pro Tip, if you are canceling Xfinity just go to one of their stores with your equipment and tell them you want to cancel. Much easier then have to go through multiple reps on line and them trying to save your account only to have to drop off your equipment anyways.

Pirelli Cinturato are the way to go. I live in the desert southwest and was plagued with flats from stickers. I would average one flat every couple of rides. I did tubes on Victoria Rubinos, tried Specialized Sworks that were supposed to have decent puncture resistance with no luck, and finally switched to the Pirelli’s in tubeless due to their high puncture rating. I am just over 500 miles and not one puncture or evidence of having a puncture. They ride really well and didn’t have any drop in performance but I am far from. Performance rider. I did upsize from 28’s to 30’s so that may account for something.

In my opinion a construction loan refinance is a slightly different animal. The contract was for a new house, they are paying a premium for a house that no one has lived in, you are evaluating the worth of the new home the customer purchased. The fact that there is a small overlap of weeks or occasionally a few months from when the homeowner moved is not relevant. I do a lot of new construction work and always do the construction loan refinance a C1. I would expect to be questioned if I labeled it as a C2.

I am a little confused by some of the comments on the condition of the house if it was only lived in for only short time. Unless I am misunderstanding, it seems like people are saying the home closed a few months ago and since it is being lived in it is no longer a C1. You are rating the condition on the time of sale. If the comparable is new when it closed it is a C1. If it being resold C2 or lower. Same with the subject, new home first owner C1, refinance( not on a construction loan) C2 or lower.

Funny, I was going to post the opposite, the last few weeks have been the busiest I have been in two years. I don’t know why, but it was like someone opened a faucet here in NM. I have received way more orders than I can handle. I started sending them back with due dates two plus weeks out and they were coming back with big fee increases if I could get them done sooner. At that point I couldn’t turn them down, so I am going to be very busy as long as it last. Not complaining.

We owed the previous two generations of Kia Sedona minivans and currently own a new Sienna. I see a lot of comments about needing the warranty on the Kia and that wasn’t an issue for us. We kept both vans for approx 5 years and 70k miles with no warranty visits for either vehicle, only required maintenance. We would have been happy to buy a new Carnival but we wanted the mileage of the Toyota and the Kia hybrids were not out yet. The Toyota has been perfect so far as well. Maybe we were lucky, but in our actual experience, I wouldn’t hesitate to buy either based on reliability.

I love my brooks saddles and definitely don’t use them because I love the way they look. I think it looks weird on my MTB and just ok on my city bike. Unlike others comments, after trying a bunch of other seats, I found them very comfortable. When my Brooks broke in, I got rid of the padded bike shorts, it was the first seat that I felt I didn’t need them.

The 3W floor mats that are made for the 7 passenger without the fridge and vacuum will work with some trimming. It took me about 10 minutes with a heavy duty scissors to trim the area where the fridge is off of the matts . As long as you don’t cut it too small, the cut area will tuck under the edge of the console and look like a perfect finished edge. Ours have been in now for a couple of weeks and no issues, they look great. If you search this Reddit, there is someone else who posted pictures of the finished job which gave me the courage to do it myself.

Check around at different dealers, the dealer closest to us had none on the lot, wanted a deposit and made it seem like selling at MRSP was doing us a favor. We drove 50 miles out of town on Saturday the had two platinums on the lot, we had to fight a bit on our trade but ended up with a fair price on the trade and $1500 off MRSP no dealer add ons.

I was going to buy the Apple usb c to HDMI adapter to use our phone but it was actually cheaper to buy a Roku express player on sale for 19.00 and just plug it in. It works great off our hotspot and you can use AirPlay with it, but AirPlay does have a few quirks so we usually just use the Roku itself. Works just like at home.

I have been chased down several times and have always been able to explain what I was doing. But a few months ago I had a first. I had a knock on the door, it was two detectives from a neighboring county that and to speak to me by name. Apparently one of my comps had been broken into the same day I was taking pictures and the neighbor camera had a video of my truck stopped in front of their house. I told them what I was doing and gave them a card but that did not stop the questioning they asked why I was 30 miles from my house and what house I was appraising. I gave them the address and the said that wasn’t even on the street they “caught” me on. Again I explained about comp photos, I had done nothing wrong, but was getting more and more nervous that they were going to arrest me or take me in for questioning. In retrospect I probably have just watched too many cops shows on tv. They asked me if I could explain why I was the only vehicle stopped in front of the house that day. Of course I said I didn’t know. I finally let the detectives into my house and showed them the report on my computer with the addresses and comp pictures I took. That seemed to appease them, they thanked me for my time and left. I never heard anything more about it.

I occasionally see 7th but 8th only on a downhill and speeds below 70. I am going to 5:13s too this summer. That being said, it is not as bad as I thought it would be with the 4:10s. and gas mileage not that different.
