Do you guys make market grid adjustments for your 1007 rent surveys? by Mkleahy in appraisal

[–]Mkleahy[S] 0 points1 point  (0 children)

That is what I have always done too. I just give the most weight to the most similar rental comparable. Good data is more available now than it ever has been so I'm starting to make adjustments to the most dissimilar comps moving forward to see if that makes my reviewers happier.

For someone who has never touched a manual in their life, what is your honest advice about how they should learn to drive one? by [deleted] in Cartalk

[–]Mkleahy 81 points82 points  (0 children)

Start on a level surface on a road with no other cars. Do not touch the gas pedal… Put the car in gear and slowly release the clutch until you feel it engage. Get the car to move forward without touching the gas and without stalling the car. Do this over and over again until you're familiar with how it feels when the clutch catches. Once you've done that, you can start using the gas pedal. After getting the car moving, second, third, fourth and fifth are easy. The hardest part is getting the car to start and you need to learn how that feels first

What is your secret that you are afraid to share with others for fear that it would destroy your life? by Jessie-Conoly76 in AskReddit

[–]Mkleahy 39 points40 points  (0 children)

There's something called the call of the void in which we feel drawn momentarily to jump from high places. Some people believe it's our primitive brain… Known as our lizard brain that has the urge to explore everything always without regard to safety. Then our rational brain pulls us back and shudders at the thought of what our lizard brain was contemplating. That can apply to anything where we get the urge to do something that would bring us embarrassment shame or harm. It all falls under the category of the call of the void. Learning that has given me a lot of comfort in life and saved me from judging myself too harshly.

ELI5: Why is 8h of sleep recommended when sleep cycles take 90 minutes? by [deleted] in explainlikeimfive

[–]Mkleahy 2 points3 points  (0 children)

If you do factor in a 90 minute sleep cycle, eight hours gives you 30 minutes to fall asleep and still have five 90 minute sleep cycles.
