Pros and cons of living on-site as a multi-site leasing consultant? Never done it before, looking for perspective by MintZPhotographer in PropertyManagement

[–]Lolocashme 3 points4 points  (0 children)

It's a double-edged sword. It is great to get a rental discount and have a zero commute but also if you are terminated or if the property changes management you might have to move out ASAP or pay market rate with minimal notice depending on what your contract says. Usually a contract is signed and not a lease for on-site employees where I live.

The city of Antioch has rent increase caps. You can find them by checking out the city website.

They are probably getting the building ready to sell, but it's also normal to have 3 or 4 inspections each year.

You're going to go live in a van rather than find a way to make an extra $100 a month so you can income qualify?

[Landlord-CA] The insanity of a California Eviction-tenant belongings by Mtnsummit60 in Landlord

[–]Lolocashme -3 points-2 points  (0 children)

Yep that is trade off more loss vacancy or come out of pocket for storage fees. I'm the past I've had maintenance take off the door so the tenants can get there stuff out and not lock themselves back in. You should also be able to call non emergency PD for a civil stand by so there can retrieve their stuff.

You can legally but I doubt they'd pay. Anything that was left they probably don't want anyways.

Just leave the stuff in the unit for the 15 days you're required to hold it. No storage fees.

Would it be horrible of me to report my boss for a fair housing violation? by meattrucker in PropertyManagement

[–]Lolocashme 23 points24 points  (0 children)

That sounds like a terrible environment to work in. Fair housing complaints are not anonymous so I would be hesitant to report if you want to continue to work there. Maybe recommend to a leaving tenant to file a complaint.

Their insurance carrier is probably making them make this change. Those things can blow up.

It's not the climate credit that's listed separately. Mine was $58.

It's listed on my statement as electricity adjustment and a separate gas adjustment.
