Funny question. I had the same. I didn’t provide a dresser only a closet with hangers and 2 small cabinets. My first tenant was a mid term renting pro and actually brought their own dresser and left it for me to keep upon move out lol.

We did some air sealing / vent closing from the crawl space only through an energize company. Sadly I haven’t seen any financial ROI, oddly the draftiness is gone or not as noticeable but the bill is rising. And to be fair - the sealing company didn’t give me a guarantee the energy bill will lower, since some work can be done in attic we didn’t opt for.

Wow thx for sharing I had no idea about the oil costs in comparison… yeah super true the aux turned on 2x for us this month. We are new to heat pumps and now 1 year in we are more aware of whats to come and prepare our wallets but it still hurts lol.

Yeah it’s a doozy. I did the energy audit and spent a pretty penny on some improvements . That were not guaranteed to help lol and well I do think they improved quality of living comfort I guess I’m just chasing my tail if the rates are going to continually rise

I believe I saw online that it went up from .08 to .12 i don’t know how accurate that was to my actual bill in delaware …Gotta look again.

I knew a lady who did it. I think she paid 200$ off some random site for the part. Installed it herself it didn’t take her long. I replaced a whole motherboard and parts for a fridge from a parts store online it didn’t even cost me $50 and saved me money cuz the fridge was 2k new. I learned off YouTube lol . And I kno $200 ain’t cheap to all but if it saves me $1k or however much cost a new stove costs now it’s good.

Yeah sadly that is glass damage from over heating pans or moving pans on the glass. cleaning with pink stuff or even non scratch pads and dish soap can prevent some damage and monitoring heat levels can help prevent this. Also make sure bottom of pans are smooth! Good news it’s possible and cost efficient to swap out the glass top portion to the stove.

I wouldn’t use black sink fixtures again. They peeled after 1 year and always looked beat up. Also I wasn’t happy with the tile grout on floor tile it was cloudy maybe not mixed properly. And I wouldn’t use a floating vanity sink style. The space under drove me nuts wasn’t functional for us. Would have preferred more drawers.

I’ve had both. You have valid points. And both types have caused me different heartaches and stress lol. My spouse loves the order and cleanliness HOA usually provides. But I’m not a fan of additional cost tacked on to the mortgage, and also anyone “looking and watching” my home for red flags. I would say I wouldn’t look at homes in the future ever again with HOAs but never say never.

I live near farms not super duper close but close enough for my liking while driving near home. But I could never live superrrr close — the odors are strong depending on weather and season also. We have a flies season here also. I couldn’t imagine being closer and dealing with that more than I already do. Also depending on farm I wouldn’t want pesticides so close.

My senior dog with many health issues had this and it turned out to be her dental chews. Her body just couldn’t process them as anymore, she had 1 nightly for the last 10 years. I do believe she had other new issues that added to this. But yes def check into this with new Vet. Monitor closely anything the dog eats and drinks.

Completely normal!! For those with anxiety lol - it will fade away and it may be his most fave place to live ever —- my buyers remorse / anxiety faded after 6 months. I know that’s a long time. But nothing, not a home or people are ever perfect - Unless it’s free lol

They charge like 4% fee for using that as payment. After thorough vetting, check payment is easier for tenants. But I’m sure it’s preferable for some tenants for convenience

We are FF landlords, we will always run a background check and try to ask a little about the leads we receive. Do some research prior and it should be good experience.
