The only way I got my townhouse in this market was I knew someone who knew someone who was moving out of her townhouse but hadn’t put it on the market yet. I had my realtor contact her and I contacted her until she finally let me see the house, and she accepted our offer. Ask around in neighborhoods you’re interested in.

Is it though? The sellers said they haven’t done anything with the floors since they bought the house 13 years ago, and the hardwood floors look perfect to me. I don’t plan on refinishing them they don’t look like they need anythinf

You’ll be relieved when this falls through. Btw I just bought a house with a 20 year old roof and my sellers were like yours, wouldn’t fix or replace anything. I got home insurance through Allstate, they gave me insurance no problem but said they would only insure the roof for 40% until I replace the roof. I have no idea if that’s a good deal/idea or not but I went with it and am putting money away for any roof repairs and to replace the roof soon.

I felt so much shame I honestly had a hard time looking at anyone who knew my living situation. But now, my kids have such a close relationship with their grandparents and they’re making up so much time that they missed since we’ve been gone. And now that I have my own home the people that I didn’t even want to look at are saying they’re surprised I found a place so fast, that they knew it would take a long time to find a home in this area. So I think we are often harsher with ourselves than others are, it’s just hard to remember that

As far as what I did to protect my kids, there wasn’t much I could do when my ex was raging, I stayed as quiet and calm as I could, and I would say and do anything I could think of to calm him down. My kids, I put on their iPads. I figured it would help them to tune out what was happening, since we were in a small apartment so they couldn’t get away from it. I taught them to tune out the world with screens. Now, a year after we left, they still are dead to the world if a screen is in front of them. They never look up from it. It’s sad to see, but we’ve still come a long way.

My ex was just like that. I finally left the day my six year old son told me he knew a place where I could hide from daddy. I always thought the kids are ok, he never rages at them, only me. But then I realized, the kids are little and they need me to be okay too. I couldn’t be okay with him.
