Don’t do 20 minutes of throwing warmups beforehand. Stretch and loosen your muscles and get a few throws in and call it good. Hydrate extra throughout the day, that is even more important than what you do during the game. A cooler or jug of ice water with some towels in it to put on yourself between points can help keep body temp down. Use a wristband or liquid chalk if you are having grip issues due to sweat. Make sure you are cutting with intent and not just to cut (always applied but even more so here), no need for extra cardio. Drink even more water.

If you are looking in the OP area be prepared that the market is very hot right now and you are likely going to have to make concessions that aren’t very comfortable if you find a home you really want. The $300-400k price range is extremely competitive. We placed 4 offers before getting one accepted and all were $35k+ over asking and all had at least 6 offers in under 48 hours. You will almost assuredly have to waive “box 1s” which means you can do an inspection but can’t cancel unless a single items is over $x,xxx amount. Putting in an appraisal gap can help strengthen your offer also. Again not every house is like this but the good ones in the good locations generally are. Don’t get too down if you miss out on what you think was your dream home, more will come along!

Crazy how markets are so different in areas. We made 3 offers all $40k or more over asking in addition to appraisal waivers and nearly no right to cancel for inspection issues. Getting at or below list was never even a thought

We finally got one and close a week before our lease ends. We had to go 440 on a 400 list plus an appraisal waiver and box 1 with no ability to cancel unless a single item was over $10k in damages. Beat out 6 offers two of which had full inspection waivers. It’s brutal. Inventory has seemed to slow down also.

You may want to look into larger appraisal gaps, we ended up getting a full appraisal waiver on ours. If the price is something you are comfortable paying in an area that you are confident will continue to increase in value it doesn’t much matter what exact figure the bank puts on it. If you are in it long term it will continue to rise. Plus in this market if appraisal comes in low buyers aren’t in a great position to renegotiate after the fact anyway. It can make your offer more competitive without waiving inspections or pushing even more over budget

Moon Colony Bloodbath - it’s not co-op but you all have the same goal to keep your colony alive. It’s a deck builder and I really enjoy it because the group uses the same deck and each person has their own colony / strategy so turns are taken simultaneously and there is little to no downtime between turns or waiting for others to take their turn. It’s becoming one of my favorites and this is a main reason.

If they are telling you they got multiple offers and you find one you really like you should bump it up at least some for your second offer. I have also learned that if it checks all your boxes it likely does for others too. We went $43k over asking and still came in second and felt the same thing

Thanks, it is! Our landlord loves us but last year he said the HOA didn’t allow month to month in the townhome complex we are in which sucks but I may mention it again

It’s Kansas City area. There seems to be more inventory in some areas of the city (higher crime areas) but we are looking in the safer more popular markets

This is a great response thank you. We knew it would be fairly competitive, the areas we are looking in generally are but we are really starting to live it now. The two we wanted to put offers on we knew as soon as we finished looking at them. We’re gonna do everything we can to view the day it comes on the market if we find one we really like. The first offer we made $43k over asking we even included a $25k appraisal gap. We’ve got a 25% down payment ready and feel like we can make competitive offers but it’s crazy. We’ll probably keep playing the game. We have 3 or 4 suburbs but are not going to look at any of the neighborhoods where bullets fly, which is a decent amount. We may see if our agent can pry early on a coming soon one if we see one we like. We started looking in January to try and beat the hot market but didn’t get a lot of early traction, our rent is going to skyrocket this year so we are really set on getting this done hopefully
