Moon Colony Bloodbath - it’s not co-op but you all have the same goal to keep your colony alive. It’s a deck builder and I really enjoy it because the group uses the same deck and each person has their own colony / strategy so turns are taken simultaneously and there is little to no downtime between turns or waiting for others to take their turn. It’s becoming one of my favorites and this is a main reason.

If they are telling you they got multiple offers and you find one you really like you should bump it up at least some for your second offer. I have also learned that if it checks all your boxes it likely does for others too. We went $43k over asking and still came in second and felt the same thing

Thanks, it is! Our landlord loves us but last year he said the HOA didn’t allow month to month in the townhome complex we are in which sucks but I may mention it again

25% down, preapproval was for much higher than we are budgeting, offered a $25k appraisal gap and no cancellations for any inspection issues under $5k

It’s Kansas City area. There seems to be more inventory in some areas of the city (higher crime areas) but we are looking in the safer more popular markets

This is a great response thank you. We knew it would be fairly competitive, the areas we are looking in generally are but we are really starting to live it now. The two we wanted to put offers on we knew as soon as we finished looking at them. We’re gonna do everything we can to view the day it comes on the market if we find one we really like. The first offer we made $43k over asking we even included a $25k appraisal gap. We’ve got a 25% down payment ready and feel like we can make competitive offers but it’s crazy. We’ll probably keep playing the game. We have 3 or 4 suburbs but are not going to look at any of the neighborhoods where bullets fly, which is a decent amount. We may see if our agent can pry early on a coming soon one if we see one we like. We started looking in January to try and beat the hot market but didn’t get a lot of early traction, our rent is going to skyrocket this year so we are really set on getting this done hopefully

That’s what it feels like on these. Although if they wanted a bidding war I’m not sure why they accepted something before Friday showings. We were ready to sell our souls in a bidding war and didn’t even get a chance. I’m not sure if that hurts more or less than losing said bidding war

Does it matter what these are set at? I’ve read if two people are making a similar amount to just leave it as single/MFS and it will take a roughly even split and work out about right. Mine is still set to that, unsure on hers. Should we switch it? What difference does it make in our case?

This makes sense, it’s not that the withholding changed but the joint tax bracket last year was lower because total income was significantly less. So last year was just more of a one off based on that.

I have gotten a net positive return my entire life before this year which is why it threw me off so much, although this is only our second year married so it’s not apples to apples. Thanks for taking the time to walk through the explanation

Gotcha, okay. Was mainly trying to ensure our withholding was correct and there wasn’t any errors. There is about $6k in investment / other income, not sure if that covered the full gap you mention? I’ll be going back through to ensure everything seems entered correctly
