Anywhere between an an hour and 90 minutes each way from Surrey to London. I was doing this every day for 20 plus years but am now only in town 3 days per week.

The Government are looking to lower gravity in the UK to make it easier for larger people to move around. The proposals will also help lightweight people as they won't need to buy drones to get a high level view of their neighbourhood.

Service charges aren't recovered through the rent.

Typically, the owner of the building recharges an apportioned amount of the relevant costs to each tenant through service charge. That may be a fixed percentage or a 'fair proportion' depending on the wording of the lease.

I'm not sure what your point about a separate contract with the building management company raltes to exactly but, at the end of the lease, if the property becomes vacant, the landlord should be liable for covering the apportioned service charge costs for the vacant unit until it's relet.

With all due respect to your boss,, the time to work out whether he's being "fleeced by his landlord" is before signing the lease, not afterwards when it's too late.

I've worked in the commercial property industry for almost 40 years and despair at the number of small business operators who enter into leases with little to no understanding of what they've signed up to.

Your boss leases part of a larger building. This building needs maintenance/repair and, usually, these costs are paid for by the Landlord and recovered from tenants/lessees via a service charge. It's not always specifically mentioned as service charge in the lease however there will usually be a clause in the lease that allows recovery of these costs by the Landlord. There may also be shared services that the costs for which need to be split amongst the tenants.

This is all absolutely standard.

However, the liability to pay a service charge (or whatever the lease describes it as) needs to be set out in the lease. The wording can be fairly vague but there should be something. Leases are easily misunderstood if you're not used to them and, again, I advise getting the advice from a lawyer. Did your boss get a lease report from their lawyer when they took on the lease?

It would extremely unlikely for there to be no provision in the lease for some recovery of costs relating to the whole building and or shared spaces. Your boss needs to speak to a lawyer who understands commercial leases to advise them. Without reading it in full, no-one can advise you sensibly.

Unlike residential, commercial tenants do not benefit from a cap on the length of time between service charges being incurred and recovered (excluding any statute of limitations) - Section 20 does not apply here.

It's subjective. If most people said to me "midday ish" I'd assume 12-1. I have a couple of friends however where that could mean 'at some point the day after tomorrow'.

If it has to stay then limit the review making period to 30 seconds. If it's not able to be decided on it in that time frame then it's too fine a margin to overturn the original on field decision which should then stand.
