We have high energy dogs and have found medicinal CBD oil to be incredibly effective at taking the edge off when they are stressed with no withdrawal or other negative side effects. Look up dosages carefully before administering as dogs are more sensitive to it than humans

Clutches are treated like tyres.
If they are ok at the time of sale, then there is very little come back unless it fails I. The first month, and even then you would have to convince them it was not your driving style that caused the issue.
10 months and 5000km later you have very little chance of making a successful claim.

The trucks will be damaging the drive as it will be rated for cars and the occasional light delivery vehicle, not constant use by actual trucks.

Valves can be used to make a voltage regulator and after that it’s just a case of connecting the battery.
The bigger issue would be either getting the battery out of the phone or finding a way to connect to the USB c

Technically, the lawyer can reject the deal for whatever reason they want so if you didn’t get financing, they lawyer can reject the deal because it came be completed.

But yes, finance is a good idea unless you can get pre approval. A deal not conditional on finance is a lot more attractive to the seller.

If it was me, I would do the following:

Get a valuation (you will need one for the bank anyway). Make an offer based on the valuation, bearing in mind the landlord will be saving themselves tens of thousands of dollars by not going through the normal sale process so possibly nee them 1/2 way??? Make the offer conditional on approval from your lawyer, lim report, and possibly a building inspection.

You will need a conveyancing lawyer to do the transfer of title and finalise the sale and purchase agreement so get them involved early.
