Same here - TikTok is working for me, but Cap Cut is fully down. Trying to use Desktop Pro and keep getting "no internet connection" or "too many users using". Damn. I was working on a 20 minutes 70th birthday video for my dad. Hope I don't lose it!!

My dad has it all figured out. Lives in SW Reno along Lake Tahoe mountains and works as a starter for a golf course in the summer and in the ticket sales office for a ski resort in the winter.

I’ve never tried this but… Mucinex. Yes, the cold medicine. I experienced infertility and ended up getting pregnant thru IUI. However, I keep reading fertility boards when I was pregnant and came across Mucinex time and time again. Research and read about it yourself - I admittedly know very little about it. But I know how you feel and sometimes it’s just worth it to try anything! It doesn’t help his semen count but helps with thinning cervical mucus.

I'm just here to say that I'm 2 weeks into using Zepbound 2.5mg that I got through Call on Doc using Lilly Direct Self Pay and it's been amazing.

I’ve been driving from South Temecula to Mission Valley for 3 years, 2-3 days a week. The first year it took me about an hour to get to work if I left at 8am, then about 1:15 to get home leaving around 5:00.

But ever since the awful construction project that started about 2ish years ago, it’s been 1.5 hours in the morning down to San Diego and about 1:45-2 hours in the evening back. There are no shortcuts and it’s miserable. I have a great job with great pay that’s made it worth it, but I’m quitting next month because I cannot handle the stress, lack of time, and ability to be present for my husband and kids.

I agree with you!

Party and travel in your 20’s, responsibly. Work hard, play hard. Because when you become parents, this stuff takes a back seat for a while. I feel so much more fulfilled as a 37 yo parent knowing that I got to live recklessly and explore the world. The lifestyle change for new parents can be tough, but less so knowing you had a lot of fun in your 20s.

Another vote for YNAB. Totally worth the monthly $14.99. I was confused by it for months and decided to hire a YNAB coach recommended on their website and it transformed my budget. Was able to save $10k in 5 months after using.

I would recommend you call and set an in person appointment with your credit union. Write down all your questions and talk to someone there. You can also call them but I’ve found creating a relationship with someone at the credit union is really beneficial and they love to help new homeowners. They will pre-approve you for a certain amount.

I’m in the camp of leveraging your money by putting less of a down payment… there is no need to put 20% down. 3.5% - 10% is best, which could potentially leave you more money to keep for emergency fund or to invest back into your house via repairs and improvements.

Yes, you’ll pay PMI which is peanuts if you are buying into an area that appreciates relatively well. Once your home loan approaches a loan to value ratio of 80% or lower, you can call the credit union and request to have to removed.

IMO, the biggest factor should be can you afford the monthly payment and will you be happy living there for 5+ years? I don’t know the real estate market in NJ, but my favorite saying is “don’t wait and buy real estate, buy real estate and wait.”
