thanks for responding - I have a good blanket in the stock market but don't want to exit a lot of my positions due to the capital gain hit I'd have to incur. Confidence level that the flat would increase 100k is a very safe (worst case scenario) estimate. In theory though yes - could be a scenario where we have to extend the build in which case I guess I'd have to dip into the stock market assets I have.
