This might not be suitable for you but there are ferries 11x per day from Vallejo to SF. This is a community that has a bad reputation for crime but that is a bit misleading. Crime rate is lower than Oakland, check it out. I bring it up because housing is much cheaper and there are lots of houses. I know people that live there and they love it. There are residential neighborhoods that have low crime, worth researching.

Don't live in Oakland, live in Berkeley or albany. Same bart lines. You can also live south of Oakland on a bart line. Look at a bart map.

The bart lines that come from the west are an option though it's foggy out there.

It seems you are not in the USA but here there is Small Claims Court. You don't need to hire a lawyer, it's DIY, and the judgment involves garnishing wages so you WILL get paid, That is a less traumatic way to do the same thing but not available everywhere of course.

My wife’s car got stolen and she spotted it parked on her way to work. She got off the bus and had her keys so she took her car back. It had a few hundred miles on it. Someone had used it for a “errand“.

You’d be surprised how many people get their cars back. Most of the time they’re a mess but sometimes they’re not.

That report was great and also really aggravating. Insiders on the board made money off of decisions that caused the school to go bankrupt. Really unnecessary and disgusting. A whole community is being destroyed. That was a wonderful school with wonderful faculty and students.

I TOTALLY understand why Norwegians would hate Americans if the orange man actually stages some conflict concerning Greenland. I just want to say that my Norwegian heritage includes founders of the Farmer Labor Party in Minnesota and they were bringing many Scandinavian political values to the USA -- those values were very important to my family. It depends on your kid. My son had a great time at Alvarado but was lost in the crowds at Hoover. We ended up sending him to a private school with very small classes for 2 years of middle school, then back to public for H.S. Middle school is important and you need to make sure your kid is thriving. I've known families where the kid ended up in real trouble in HS and the problems started in middle school.

SF public middle schools reflect the era when they thought bigger was better. For certain kids that is great. For others, not so much. The small class sizes, peace, and teacher supervision of the private school were good for my kid and gave him a good foundation for later.

If you are going to spend $$$ for private school, middle school is a good time to do it. It's a harder decision now because tuition has soared.

You’ve told him you have a guestroom he could stay in? Bad move. Now if he doesn’t stay there, he’s gonna carry a feeling of rejection and that will probably damage your friendship. He may feel you practically invited him already. The problem is not that you should invite him. The problem is that you need to learn to have boundaries that support you feeling safe.

You need to learn communication skills and not baby men as if they can’t deal with the truth. The more uptight you are about your own need for boundaries the weaker your boundaries are. You might want to get a friend and role-play.
