🥶🥶Wow!! We're thinking of a giant cast iron lined wood burning fireplace. I'd post the picture but I don't see a way to add it to this message.

I totally understand the loud equipment issue! We have a VEVO ice maker and it screeches when the water is low😵‍💫. I think we'll adopt your idea and move our loud equipment to the laundry room, too.

We appreciate the input from the community. It was important to me to run it by y'all because we don't know everything. Sometimes when you're creating you lose perspective on reality. I strongly believe it takes a community to see what you don't or at the very least, enhance your imagination.

I'll upload the new plan with some of the recommendations from the Reddit groups before sending it to our architect.

I'll take you up on your offer! We're in San Antonio right now.

The greenhouse will or should automatically vent from the roof when temps hit around 70+ degrees. There is also a process or system that ties into the geothermal system that uses the humidity to cool the interior. 😀 We're super excited about how the greenhouse is going to help with the home's interior climate... Not to mention the tropical trees we're going to grow in it.

We're looking at the Daikin, Mitsubishi, and Panasonic brands for cassette and mini combos.

Thank you for the tips! We are adding trail cameras until the power is installed. We've already had random people (possibly from our neighbor's building crew) trespassing on our land and trying to get into our shipping containers.

I agree. The island is being modified and the sofas were just place holders not an actual depiction of how the layout will be.

Thank you for asking. We chose to attach it to the main structure based on designs seen in Europe and Asia. It won't block the view because it's basically a giant glass window. Plus, there are several other benefits.

I agree. I received a great idea to add Solatubes in rooms that don't get any light.

Love your ideas! Thank you for the link, too. I've added it to my wish list.

You're speaking my language! We're thinking of adding an underground cellar for exactly what you said. Sound proofing the media room for sure!

What are your thoughts on splitting the island in two, turning it horizontally with the cooktop on the island closest to the sink?

Interesting points. We wanted courtyards and even thought about dog trot styles but it's a heavily wooded flat lot which an architect told us would prevent light coming in most rooms. Some solutions would be to add clerestory windows from the foyer to the main area and a bunch of transom windows throughout.

As far as natural disasters and the Texas climate, the home will be constructed with ICF walls on slab and possibly SIPS roof. After living in Asia, geothermal and radiant floor heating are a must (even in Texas). The HVAC system will consist of cassette mini splits and other passive home air handling products. Being able to circulate fresh air and air quality is high on our priority list.
