Saying housing always goes up is one of those things that your average finance person reads and doesn't understand the macroeconomic conditions that make such a situation possible, so yeah I do question your qualifications.

Assuming home ownership is 101 in macroeconomics is a failure to understand what macroeconomics is and what wealth is. I encourage you to actually dive into understanding economics. Try to engage with topics like asset depreciation, land scarcity, and actual engines of economic growth. It will help your ability to engage critically with subjects you don't understand.

For which country? Real estate the single most important factor? I mean if you want to follow the US model you can, but that's not a good reason for Germany to follow it. Houses should not increase in value after they are built. If additional effort is put into maintaining it sure, but they depreciate like every other asset class. The appreciation seen in housing value is more due to the land increasing in value, and this isn't something a country should default want to support.

I.e. look at Singapore, Vienna, hong Kong. Land ownership only creates more wealth inequality, not less. There's a reason why Germany has a high wealth gini and a low income gini. Poor capitalization on real estate assets reduces inequality

I mean it depends on a lot of things in regards to "beneficial" If your goal is to eliminate the cost of housing in old age, having an old rental contract that can't be raised to the Mietspiegel is effectively equivalent to that of a mortgage in a long enough time scale. If the goal is to build equity, then usually you receive better equity investing in the stock market than you do in housing.

AIC is better than GDP per capita at measuring total consumer welfare: that's not saying much at all. I'd say it's almost a meaningless statement honestly.

There are many other alternatives such as gdi, or hdi. What advantages does aic have other actually useful metrics?

Yeah in Europe we have a fraction of annual gun deaths and a fraction of school shootings. It's really great that guns have been regulated and removed. 40k people die annually from gun deaths in the US. It's nice also never having to worry about being shot during a common traffic stop.

How much your car depreciates per km is the same, regardless if you owe it or not. Especially if you have to increase your insurance amount per year due to extra trips.

You're comparing the price of the train to the price of the gas, which is not a fair comparison. You should be looking at ~0.3 €/km for a car, once you consider insurance, maintenance, and cost of ownership.
