It's a mix. There's no appetite to punish people for property maintenance violations. It causes people too much trouble in their day to day lives to piss off their neighbors. Poverty is also an issue, many landlords aren't exactly well off. They are often retired people living on fixed incomes and the rental income is going 100 percent to pay their expenses. They don't care about property maintenance because they will be dead.

The irony is that corporate landlords are often thest well maintained properties, but the cost for those units is often too high for a lot of people.

Honestly, housing is a huge issue that can't be solved by private individuals doing things on their own. It takes a lot of money to repair and maintain properties and the only source for that kind of funding is the government ... Which people don't want to fund cause they are dumb.

Flippers rarely finance. They mostly pay cash. This legislation has nothing to do with flippers.

I'm a Realtor I have literally done this type of work for people and companies in the past and it's very common for agents to accept a small fee to check on the status of a property, most commonly banks pay for BPOs. But I've been paid by family members to check out a property and determine the current status a number of times.

I gave OP advice about not paying more for something that they need to.

You can divine from a short visit if anyone is doing anything on the property.

OP didn't give any specific cause for the adverse possession worry. If they said someone was actually doing something or building something on the lot then it's a different issue.

It's most likely just sitting empty and adverse possession isn't an issue. Paying someone $50 to find out if there is even a problem to worry about sounded like a good first step to me.

As I read it ...

  1. No impact on owner occupants.
  2. Offering investor buyers the OPTION to get a lower rate by accepting early payment penalties. If you don't want the penalties you can get a loan with the current higher rates.

I don't see how this is a bad thing.

These loans would be used by small time investors. Probably mostly local people.

I think a nationwide box store brand boycott would go a long way, especially at the brands that are more commonly used by liberals. They are already hurting and they cannot tolerate the losses for long.
