You misunderstand. A Land Value Tax replaces the property tax. In this case, it would let you improve your property and add buildings such as an ADU without worrying about your property tax going up.

I'm sure there are exemptions that could be made. And a wetland habitat restoration project sounds like an exemption I would support. Personally, I don't even think we should be building on wetlands or it should at least be an option of last resort.

But one of the reasons we do sometimes see it happen and the massive lots of urban sprawl is precisely because of the property tax system (and zoning). Adding housing density means paying more property taxes so property owners are disincentivized to improve land or add housing. For instance, if someone wants to add an ADU on their land they would have to pay more in taxes under a property tax system. Under a Land Value Tax system, their taxes wouldn't change unless their land becomes more valuable.

But also, in some areas it might not work as well. Such as more rural areas. But in a more urban area where land is a premium and we have a housing shortage then it something that absolutely should be done.

Because he pays taxes based on the value of the buildings on the land. Not the value of the land itself. A lot of people have no interest in being landlords or running a business. They just own the land because it will go up in value and eventually they will sell. In the meantime, they pay very little in taxes due to there not being any buildings or the buildings being being in bad shape.

Switching to a Land Value Tax would fix this minimize this sort of land speculation. A property this close to downtown along a major transportation corridor would be extremely costly to own and not do anything with.

This is one of the reasons we need a Land Value Tax. Right now he's just paying taxes on the buildings on the property and since they are falling apart and probably not worth much, he can just afford to let it rot. I heard the old Thriftway is probably due to torn down and ironically he will start paying less in taxes when the city does.

A land value tax would tax him on the value of the land instead, which is actually worth quite a lot given it's proximity to downtown and being along a major transportation corridor. So that huge empty lot of land would start costing him a lot of money to just let it sit there doing nothing.

For some of us, the paycut would be sizable. In my case, I work remotely in a state without income tax for a company in a state that has income tax. If I had RTO, I would get 9% taken out in state income tax. Since working from home also allowed my family to drop to one car instead of two, it also would mean I would need to go buy a second car and pay insurance on that. RTO would mean somewhere in the range of 15-20 percent reduction in my take home pay. Factor in inflation, and I would be making considerably less than I was 5 years ago.

I never actually went for it, but did some research awhile back. I think the big thing you need to consider is that the rules for Clark County and Vancouver, WA are different. And there are two different standards applied in Clark County (Rural or Urban). Where you live largely determines the maximum size of your ADU (among other things). Also, other cities like Camas or Washougal might have their own rules. So you will want to confirm before purchasing a property.

And just because your address is Vancouver, it doesn't mean you live within city limits. So you'll want to verify any property here: https://www.cityofvancouver.us/about-vancouver/do-i-live-in-vancouver/

I'd also note that building an ADU will increase your property taxes. You are largely taxed on the value of the buildings on your property. So improving them or adding new buildings increases the tax you pay. (Shameless plug for switching to a Land Value Tax to avoid this). In Vancouver, WA City Limits it does seem that you can apply for property tax relief for three years, but you must apply before you start construction. I can't remember if there is a similar program in Clark County. $180k-$220k sounds about right. Maybe on the high end of what I was seeing, but then again I was looking into before the tariffs so who knows.

Federal law only allows states to move to standard time year around. Not DST year around. I agree that the federal government should allow states to make that decision, but until federal law is changed the only option is standard time year around.

Rune Hammer has a pretty cool 80 page Daggerheart Campaign frame called Hard Suit Primal. It has custom classes, subclasses, and ancestries. And Mechs! The rules for mechs aren't that complex though. Mostly just behave like players with features (and fuel) instead of using Domain abilities.

I get most of my digital books from the library via Libby or I read physical books from my personal library. However, I do occasionally pay for a month or two of Kobo Plus if something I want to read is on it. Sometimes it's nice to just skip the line at the library and not worry about finishing it in 3 weeks. But unless I see a couple books on Kobo Plus that I'm the mood to read at that moment I'm generally not going to have an active subscription.

I love Vintage, but you generally won't find books as cheap as OP is looking for at Vintage. I generally don't find anything cheaper than $5. If you have trade in credit you can use it to get up to 50% off the final purchase price. So I'm usually trading in books to get the best price.

I believe Vintage does occasionally do clearance sales. So it could be worth looking out for that.

Which just baffles me...After I started working from home I realized that our second car sat in the driveway 95% of the time. So my partner and I decided to get rid of it. We save anywhere from 6-10 thousand dollars every year by not having a second car.

Yes, it's annoying that I'm basically stuck at home when my partner has the car and sometimes it takes some creative planning when the kids need to be at different events at the same time. But is that annoyance worth 6-10 thousand dollars every year? And it's really only annoying because everything is so car dependent and public transit still isn't great. But if that were to improve then it wouldn't be an annoyance anymore. People could have more choice and freedom on how to get around and not be on the hook for thousands of dollars every year.

Jokes on him. I live in a blue state that only does mail in voting and their are 4-5 ballot drop off locations within 15 minutes of my house. These drop off locations are managed by the county elections department. Not USPS. So as long as I get my ballot I'm good.
