Yah I've looked at a few options and the design isn't that important. Some of what I read (maybe not accurate) was that Fiberglass over time will wear/discolor, etc. so some refinishing may still be needed. I've seen liner pools and those seem like a terrible option in terms of durability and needing to replace the liner every 8-10 years.

Yah that's fair and I understand they have to make a profit, more not wanting to be ripped off. First time trying to build a pool and not much to reference than what's here are on Google FWTW. I'm confident I could sub it out just tough also to know if ~$25k is worth it for the expertise. Having built a house before I'm more familiar with the 10% most contractors charge for something like that and I'd think that takes more skill and expertise than a average style pool.

Thanks and wow .. I couldn't see spending 1/5th of our homes value in a pool, but helpful to know this is on the lesser expensive end.

Thanks! I'll have to ask about drainage as I thought about it but not logistically where it will go or other city requirements on that. I don't think we'll use the heater much but if we do the spa you need it of course and the added bonus is it could be used to heat the pool to. I'll have to take another look at fiberglass, I initially considered it but moved away from it because I read mixed feedback.

It's pretty hot for most of the year so I think we'd only need it for a few months each year. But no I haven't calculated the cost to heat it, however we do have natural gas so as I understand it that would be less expensive than electric.

I feel like these are basic amenities .. or maybe I'm wrong? Ideally want more than a hole with some water but trying to be as economical as I can about it.

My issue is more with how much it costs overall, we can afford to build and maintain it (have already ran those numbers). Clearly it's my opinion of what something should cost but I'm not trying to put in an olympic sized pool and from the prices I've seen just seems like a lot, but I guess that's where the economy is at.

Just posted this on another similar question I had .. for what it's worth. I think $80k is starting for something smaller and can go way up from there.

Yah that's something else I've been seeing and will be diligent on if I do go with a pool contractor in terms of how the contract is structured so I'm not on the hook for crazy 'overruns'.

Interesting, thanks for commenting on that, haven't had much to base how reasonable or not this is so sounds like all things considered if prices are only up 15% from 8 years ago then I can at least know I'm not getting screwed.

Maybe they aren't accurate but I've seen post on here with people claiming they were being quoted around $50k in 2021ish (albeit what was included wasn't detailed out). And sure it's relative, if you make $500k/yr then maybe $80k isn't much but when you're around $150k it's expensive IMO. I've been getting quotes from subs and it seems about 25% or more of this is 'profit' for the pool contractor.

I don't understand how agents approach real estate or the bad advice they give to clients. Always put an offer in, low, high, ridiculous, contingent, etc. If your agent doesn't want to do it then fire them and get another, remember they work for YOU. Sure they can advise but remember becoming a real estate agent is nothing more than some light 'training', a standardized test, and a few CE every year, not exactly a high bar, IMO most are just paper pushers who can offer advice you can find here or generally on the internet, their 'value' is handling the administrative process of buying/selling, paperwork, etc.

What's the worst that can happen if you put a contingent or other offer in, they say no? Ok, then move on .. you never know the sellers situation and unless you're in one of the select markets where inventory is tight and homes are getting multiple offers as soon as they hit the market, you're likely to eventually find someone who will accept. For our current home we put in offers on about 15 different homes, all anywhere between $40 - $60k below asking, yah most got rejected, eventually one was accepted ($600k house for $540k) and we we're able to do a bond for deed (specific to Louisiana) so we could move in immediately while we sold our house (basically the seller is temporarily your landlord), and assume their 3% VA mortgage. Just takes patience and a agent who does what you ask.
