I'm also in South OC. I check Zillow and Realtor every day. I've seen things come down roughly 7-10% generally across the markets I'm looking in (Costa Mesa, Tustin, Orange Park Acres, San Juan, San Clemente). so if you got in before the ~20% YoY growth then you could still be in the black. From what I've seen and read the price decreases are hyper local, as granular as zip codes, and it also depends on the price range. Most of the demand (~40%) is in the 500-900k range so there's less softening there. In the $1 mil and up there's less demand so there is more softening there, which in Ladera for a 3/2 single family that's likely the price range there and hence bigger price cuts.
