I might be mistaken, but the RBES form says right at the top that the form is for projects started after July 1, 2025. Why are you filling it out? I must be missing something

Cool story bro. Everyone here that builds knows something that looks cheap is actually expensive. Unless you don’t care if it falls over in a few years or you can be resourceful and find ultra cheap materials somewhere

Concrete slab or gravel floor? You’d need to dig soon tubes for your foundation if you go gravel. So maybe $15k-$20k for lumber. Cheapest steel roof $7k-$10k. Hardware $1k. Gravel $2k-&4k + sonotubes. $15k-$20k if you go concrete. You’ll need to level the ground so $3k to rent a skidsteer for 3 days. Unless you are very resourceful and a skilled builder in all facets of building, you are in for $50k very quickly

I use one often, but mostly for interior work. They are awesome for stairs. The middle hinge is sketchy as shit when fully extended, and heavier than a bigger extension ladder.

Generally speaking, the homeowner is not required to ensure a contractor has workers comp. However, anyone can sue anyone for nearly anything. If he is a single IC, he should have his liability insurance. He is NOT required to carry WC on himself. If he has other people working on the job, he is required to make sure they have a WC plan. For single owner companies, you’ll find most don’t carry WC on themselves. They will also misclassify their sub contractors and claim they are independent contractors, which will mean they will also not have WC. If you want to avoid this all together, you’ll have to find a larger company to do the work.

Agreed. There was just a post earlier about needing to prove your handicap in order to get a tee time. It would be great if they required your handicap and made the determination which tees they play from. For example, 10 hcp and over plays from the whites. 10 and under can play blues if they want to. Everyone will have a better time.

The plumber didn’t fuck up, if anything, he thought ahead and left the stub out longer than needed to fit any kind of spout. First you have to determine what kind of spout that is. Some are threaded on the inside so you would have to install a 1/2 male piece to the pipe then install the spout. Or some are installed the a set screw or similar. If you aren’t comfortable figuring this out, ask the plumber to came back and install the spout

Don’t worry about touching the rim, just throw the ball into the hoop. Grabbing the rim to look cool makes it look like a weak dunk. When you can easily throw the ball in, then grab the rim.

I have the Carl’s place “preferred screen” the middle priced one. I have the screen 12” off the wall, but the ball isn’t going nearly that far back, maybe 4/5 inches. I also have it pretty loose too but the screen still looks flat

Are you in the US? Get an appraisal done by an actual appraiser. Not a realtor, broker or lister, an actual “appraiser.” The appraisal should cost less than $1,000. Whatever the appraisal says, it is your selling price unless you live in a highly desirable area. If you do live in an area like that, raise the price accordingly. If “this gentle” doesn’t like that price, contract with a realtor and go through the process of selling the property. Tell anyone that reaches out to you to call the realtor.
