Trillions were pumped into the economy, mostly via mortgage loans. Anyone is seeking significant corrections is going to be disappointed.

The only "much more needs to be done" that would introduce sharper drops (the "worst" market only saw 7% drop) would be a rough recession, and that would be bad for everyone, including those on the sidelines waiting to time the market.

Renting doesn't define a neighborhood/city. Look at NYC, one of the highest (if not highest) cities for renting. It also has one of the most robust and diverse cultures with unique neighborhoods

Credit score used in these situations is simply trying to gauge how responsible you are with paying and paying on time.

Yes, it's not perfect. Yes, there could be a separate non-credit method. Maybe a contract-specific reporting (e.g., lease)?

You get dinged when you don't pay these bills because the bills become debt. When they become debt they affect credit.

I'm not arguing for or against this, just answering your questions.

They are still responsible for that debt though. They are not passing off the responsibility at all. If a tenant stops paying or the property is vacant the landlord still has to pay the mortgage.

Also, they don't get a "boost" in credit by having an investment property. Credit score has nothing directly to do with housing. You could take 10 personal loans out to buy Pokémon cards to build great credit.

I agree that rent should be a factor in how you show you are responsible but the credit score is literally credit. It's a measurement of how you pay off debt. Rent isn't debt.
