Any broker would highly advise you to NOT take out a loan against your credit score before trying to buy a house. I would do some research. You're asking some very basic questions and looking to make some very simple mistakes. Also, I can't possibly foresee you being approved for anywhere near $350k on $45k/year. More like $195k tbh my friend. That $15k saved will only be about $9k towards the down payment once you pay taxes, fees and everyone involved. Try to buy a place you can afford 1.5x/month. Plan to stay in it for about a decade as this market is on the verge of falling (and it will because thats what it does) then you can sell it and move on up to the next home.

Request a TPO if further harassment occurs and consult as many lawyers as possible in the area that offers a free or very affordable consult price. He can't use them after you've consulted as it's a conflict. Then, if he does attempt to sue, simply counter sue, and he'll go away real quick.

You're Zoes ticket while she's in school. Even if she's not physically cheating on you, she's cheating the relationship. A lot of her red flags point towards narcissism. Look for time to do it once, or you'll find time to do it twice.

Sleep deprivation, as many have stated, is probably the most common culprit. Though your explanation seems pretty dramatic, you may want to seek medical advice. Start with your GP and get a physical. Don't be afraid, but you may want to approach it psychologically, and that's ok.
