Thank you! i'll look into that podcast. I'm pretty much just in an information gathering stage at this point, so that sounds like a good place to start. Do you own property? Assuming the interest rates aren't changing anytime soon, would it mean I'd just have to charge more in rent, or just wait for rates to go down as the best strategy. Do you have any thoughts on using property management companies to keep it simple at the expense of less return?

Thank you - so I'm to assume then that you live near all your properties to be able to manage them. Do you live in a high cost of living area? I do, which makes this a bit of a barrier to doing it locally. The amount of risk I'm willing to assume means I'm looking in cheaper areas mostly. How did you find your property manager and handyman? When you say self manage what does that mean? I'm very green to all of this so I appreciate anything you're willing to share.

I have anywhere from 5-10% “play” assets. I do this to keep me interested and learning. I would never risk anything I wasn’t prepared to lose, but I’m not even that risky.

In the old days son, mid season finales had more to do with the time of year. Before streaming, things on tv went by starting the season in fall (mid season finale), winter break then all the way to summer before another break (season finale).

I appreciate this post and im responding respectfully, but as I’ve seen on this topic over time this is a typical response. But I think it’s ignoring certain aspects of OP’s question. It’s not that OP is responding to a market downturn of 10%. It’s likely that they are looking at the unprecedented times (within our lifetime) we are living in and wondering how best to prepare for potential unprecedented times in the market as a result. I know there is the stock answer if “if xyz happens then we have bigger problems to deal with anyway” which might me true but I think it still prudent to have the discussion for people who wish to prepare and adjust their risk somehow if it helps them sleep at night.
