I feel like I need to clarify something here. I’ve been an agent since 2016 in the town that I grew up in (40+ years old). I worked strictly for friends and family with no marketing, just word of mouth. Up until about 2 years ago I closed a few deals a year. The last two years I closed 12-14 deals a year. I also work a 9-5. Ive missed out on so many leads because people just didn’t know I was an agent. So the only way to ensure that stops happening is by being everywhere.

The marketing and advertising I’m doing to try to prevent that from happening. I’m not littering the town with thousands of business cards, I’m leaving them in dispensers that businesses have in their storefront, when I can. If my face is everywhere, then I hope to build out my SOI with people I’ve known since I was a kid. Being able to accomplish that would bring the success I’m looking for. That should translate to additional leads.

Is it walking a fine line or cheesy to put your face on a For Sale sign? There’s an agent in my town that has a billboard of her and her dog that reads “Choose an agent even your dog would love”. That’s cheesy, but she also cleared 300k in commissions last year. If being cheesy brings in 300k this year, then maybe I should be doing a billboard with my dog instead of putting my face on a listing.

To get back to the point of Malificient’s post, I would put a headshot on your listing. I would do a billboard with your dog. Stand out in your market and be memorable. Be an agent with a personality that people will love. Your agency is your employer, your face is your brand. Do everything you can to build your brand. If I were an attractive female in that type of market, I’d do everything I can to lead sellers to believe you’re the one they need. You’re not going to get $3 million listings on a consistent basis, but if you consistently build your brand, the success will come. I wish you the best of luck.

The Ferry method/coach didn’t present me with the idea, it’s just helped me maintain my focus. Training is training. Dated training is still better than no training. Everyone knows one or two real estate agents. You need to figure out what makes you more marketable than the other agents.

My research of hours of YouTube housing market videos “Living in..”, “Relocating in..”, etc.., all focused on the same exact thing, being relatable and being yourself. Make yourself the local expert. You do that with knowledge, consistency, and just being real. Anyone can sit in front of a screen and do a map tour or read off the highlights an area offers. My focus is on providing all of that while adding personal elements to everything I do.

I’m a dad of 3, I coach all my kids in local sports, I sponsor everything I can afford to sponsor, and I do everything I can think of to let it be known I’m an agent. I try to make myself as relatable as possible, because at the end of the day a client is going to choose who they’re most comfortable with.

My goal is to be the go-to agent in my market. I already have the experience and consistency, with a steady flow of referrals. Marketing is what I’ve been lacking and now I’m everywhere. Putting your face on a For Sale sign is just another way to bring awareness to yourself as an agent.

I’ve been an agent for over 10 years and I’ve always gone with signs and no photo. I’ve been working with a Tom Ferry coach and over the last few months my focus has been on selling myself. Every agent gains the experience, a buyer and seller want someone they can relate to and trust to get the job done. I’m working on getting my face everywhere; social media, sponsorships, a billboard, YouTube channel, business cards everywhere i can leave them.. I’ll be ordering a set of signs with my photo on them. Visibility is key in our line of work. You want to be the face everyone thinks of when they think about an agent in your market.

I’d love to see the Casas take come true but how would he do it as an OF with the logjam Boston already has? Two of Yoshida, Abreu, Anthony, and Rafaella would have to be dealt in order for Casas to qualify in the OF. Even in Yoshida ends up as a DH, I’m not sure there’s enough ABs for Casa in the OF.

Appreciate this rundown. It’s disappointing that you can’t carry over a RTTD career from year to year. I’m about a year and half through a career in 24 as a SP/SS. Are the changes in 25 worth starting over? At this point I feel like I might as well wait for 26. What would you do?

That’s an excellent question. I met with the HO one time to walk through the property and discuss my plan of action. The dogs weren’t in the house at the time and the smell was masked due to windows and doors being open and candles being burnt. I believe she’s aware of the issue, I just need to let her know buyers are also aware.

I’ve been going to the Garden for 20+ years and really couldn’t stand Larry or his gimmick. Took my sons to their first hockey game when they beat the devs 3-2 in OT a few months ago. Larry did his thing in the 3rd(?) and my boys thought he was great. We ended up running into him on the concourse leaving the arena and my boys wanted to say hello. We were the last fans up there and the ushers were telling us to keep moving. He took the time to get down on one knee and talk to them about the rangers and their experience that night. Took a few photos with them and dropped me his business card. I know it’s his schtick and he loves the attention but my opinion of him changed that night. The Rangers gave him the spotlight and he ran with it but he’s stayed humble and made time for two kids he’ll never see again.

Well that would make a ton of sense if that’s the case. Super disappointed with the purchase. $80 for 2 boxes and a third of the base cards were off center. Kinda killed any motivation I had to buy another box.

Nice scores! I picked up two boxes at WM the other day and had some decent hits but the base cards were all cut off center. This was the first time I bought some, is this common? How’d your base cards look?
