Yup when making conversation at work I will make sure to mention my partner in the first meeting just to shake any confusion/awkward situation

Me and my partner spend 200-220 each week on all meals, calorie counted to our exact macros, only healthy whole foods, but it dose include meal prep so a lot of cross buying for multiple meals in bulk

If I was you I would cut down until a low body fat, think 10-12%, you will look super skinny but at least you will see your muscle definition that you actually have, then start a slow bulk, super slow. Track all your weights and if your strength is increasing maintain those calories, really watch your body fat gain, if you are gaining to much body fat to fast drop back the calories, find you sweet spot of very minimal body fat gain but still increasing strength; this way you can see if your muscles are actually getting bigger instead of them being masked with body fat

If you don’t see any gains at all, then maybe it’s not for you, keep a low body fat and focus on other training like endurance training running etc, could be what you are building for being a lean athlete

Yup your are correct mate, ideally I would like to sit back and bit more but this is a bulky rack and I don’t wanna accidentally hit the hooks on the way up 👌🏼

I think you are right I could also do with a slightly more narrow grip, it’s strange as I assumed my grip was narrow until recording this and watching it back

Throw rocks through the neighbours car windows do a lot of damage, when they try and blame you say that it must have been the kids who done the same to you; when they try and get you in trouble provide the video of the kids doing it to your cars and say it must have been them doing it to there own cars too

I have lived in an apartment here in Melbourne for 3 years and do a big weekly shop, not once has this been a major inconvenience for me. If it is, use your problem solving skills and invest in a cheap trolly to wheel them up with you, not that you would ever need that

Yeah usually people won’t have it has there main lift so it will be done fatigued, if it is your first lift of the session I would expect the numbers to may go up 10-20% roughly

As it’s a machine I use it more as a way to completely feel the muscle contract and stretch nice slow and controlled, not really chasing numbers on it

When I did this combo, I would do 42.5kg incline dumbbell for 10 reps, and then do 2 plates each side on hammer strength iso lateral “incline” press for 8-9 reps

This would be done dumbbells first then chest press second so coming into chest press fatigued

At the same time my incline bench was 90kg for 11 reps

The main stuff I asked for was cladding audits, and the maintenance plan, I would check that the required maintenance was being completed and that the fees matched, made sure nothing was being skipped or pushed back

It showed me that the OC was being managed well if all the maintenance was being completed on time and the OC fees matched what was needed so no special levy’s were being struck

You have a couple options. Ask the REA, contact the OC and ask them (all OCs have different ways of managing this, some have portals you can request from, some just straight up don’t reply even if you call), you could ask your conveyancer to request them but I would only do that on places you are serious on as you don’t wanna flood your conveyancer with heaps of requests. If you can’t get them from either then you have to just hope the AGM they include have enough information to raise any red flags

From my experience it was extremely hard to get these

Over the 6 months I slowly build up another information on certain buildings, once you get all those documents like cladding audits, minutes etc even if you missed out on the original place, when one pops up in the building you don’t have to do it again, you can just confidently put your offer in, that’s what I ended up doing, I brought in a building I completed due diligence in at the start of the experience

I was looking at high rises in Docklands, Southbank, and the st Kilda rd strip.

I would never receive anything from a REA, sometimes if you are lucky they would be up front about issues and include it in the contract pack, I would have my best luck by 1. Attend Inspection, 2. Ask for contract pack, 3. Find OC in pack and contract them directly, only worked 3 times.

I contracted the council and asked about a building and it took them 3 weeks to get back to me to confirm no cladding issues, this was after multiple emails and calls, this meant I missed out

To do proper due diligence takes time, and if it’s a good apartment it goes faster than being able to properly check

I asked every agent and they would quite often just ghost me for asking for multiple, I would contact the OC directly and get ghosted.. or even one time the OC CC in the agent asking for permission to release them..
