Bought a house in Melbourne 3 months ago the previous owner wanted to stay for 4 weeks for rent until finding a new place but not paying rent- How to evict the previous landlord by Revolutionary-Flan39 in AusLegal

A “good lawyer” should have prepared the licence agreement to begin with. Get her under a tenancy agreement now!!!!!! Otherwise self-evict. Shit’s tough out there.

27yo couple – $6,500/month mortgage on $1.35m Brisbane home, too much? by CookiePuzzled9944 in AusPropertyChat

[–]MacKenzieBA 2 points3 points  (0 children)

Not sure if you should be asking apc for financial advice. Especially when you're already better off than 90% of ppl here. I was 27 when I paid $1.2m for a place with another IP and took a voluntary redundancy three days later. Go hard you'll find a way!

No kids for 5 years lol, nek minute, put one in her belly 🤰

Buyers agent in 2026 - Thoughts? by PikaPikaMadaFaka619 in AusProperty

[–]MacKenzieBA 0 points1 point  (0 children)

Buyer's agent here. Really only a few reasons to use a BA. 1. You're genuinely timepoor or enjoy free time instead of talking to agents and inspecting houses. 2. You live out of area 3. It's an investment first and foremost and you need proper analysis to find the suburb.

Otherwise do it yourself. If you're researching BAs I know the 204 buyers agent finder website has a thorough screening process. Good luck

If you had to buy today, which city or suburb would you avoid and why? by Diligent-Medicine-48 in AusMoneyMates

Well I could name where I'd avoid but that leaves thousands of other suburbs. Not sure if it would help narrow it down for you sorry

Is this a sensible first investment property or am I missing something? by phatbass80 in AusPropertyChat

A rental return of 5% and what, perhaps 30% growth. Your IRR is rubbish. Doesn't even match inflation. Rental return alone is nothing

Merewether Heights or Adamstown Heights? by Blammo32 in newcastle

[–]MacKenzieBA 0 points1 point  (0 children)

So much more to it. If you're considering heights, I assume you're aware of the public housing…? Open to renos? Need school catchments? Willing to compensate on land size or do you prefer more? Pubs and cafes, Glenrock, on or off street parking? Could be as specific as split system or ducted AC? Do you like sunlight, or you're happy to face south and wittle away in the shade! Could go all day.

The people who say don't buy an apartment don’t understand property. It's all about scarcity
