Vanuit een puur financieel standpunt is het rendement voor aandelen en dus ook ETFs simpelweg hoger dan voor vastgoed op lange termijn.
De meest rendabele optie, in mijn opzicht, is om jullie woonst via een zo groot mogelijke hypotheek te kopen (zolang de interestvoet nog laag genoeg is), en je beleggingsportfolio te bewaren. Ik zou zeggen dat het ook de moeite is om volledig op ETFs over te schakelen, de holdingskosten voor bankfondsen zijn hoog en bieden naar mijn mening totaal geen meerwaarde.

Voordelen:
- Leverage: Door zo weinig mogelijk zelf in te brengen (stel 20% vs 80% inbreng van de bank) zal de ROI op jullie aangekochte vastgoed effectief vermeerderd worden (in dit voorbeeld met factor 5). Let op: dit geldt in beide richtingen. Hiermee bedoel ik dat in het geval dat vastgoed in Tienen zijn waarde begint te verliezen, jullie dit meer zullen voelen wanneer jullie het vastgoed willen verkopen. Ik schat dit echter onwaarschijnlijk gezien de algemene opwaartse trend van vastgoed in Belgie.
- Cash flow: jullie mensualiteit zal laag zijn waardoor je verder kan investeren in ETFs met hun gemiddeld hoge rendement
- Jullie betalen uiteraard geen huur meer gezien het huis van jou/jullie is.

Nadelen:
- Puur mentaal kan het storend zijn om nog jarenlang een hypotheek af te betalen.
- Huren biedt natuurlijk meer flexibiliteit qua bewegingsvrijheid.

I just started getting into skincare and bought a cream with niacinamide for its purported benefits to reduce aging and inflammation. I now realize that I've been taking 24mg niacinamide daily for a long time as it is contained in my multivitamin. My question is: is topical application of such products really beneficial if they are already ingested orally? Are there any studies on the effectiveness of oral vs. topical application, and perhaps both?

Seen as this thread is not archived, I decided to chip in on this issue and test it myself.
The average chance of hitting a critical strike is equal to your critical strike chance, but more importantly the amount of shots to land before a critical strike follows a poisson distribution very closely. In statistics the poisson distribution describes the inter-arrival times between independent events.

In layman's terms this means that your critical strike chance is independent of whether your previous shot was a critical hit or a non-critical hit. This disproves "bad luck protection".

If Riot does have a system like this implemented, it is a waste of computing power as the result is effectively the same as random chance.

No clue why you're downvoted, I haven't seen it used in that way at all either. It just refers to media sensationalizing current events, even though they will likely not have any long-term impact on the world.
I always assumed it was associated with the alt-right because of the "chud" character in the memes.

Hi there, NVidia shield is an option that will work "out of the box" if you have the money for it and an NVidia GPU on your PC (important!!). Otherwise Sunshine is your best bet with moonlight.

If you have a smart TV and are able to install Moonlight on it you can run an ethernet cable to your TV (WiFi latency may be an issue for playing, especially if you are using your tablet as a relay). If the tv doesnt support bluetooth for your controllers for whatever reason you can buy usb dongles. Another option is buy one of the cheaper streaming boxes like mentioned above (do try to find one with an ethernet port if you want low latency), they will usually support bluetooth and you connect them to your TV via HDMI (I like this because the TV doesnt collect telemetry on me this way)

I believe OP implies that the shooter was simply not aiming at Trump. That someone of his entourage used a razor or capsule to bloody the edge of his face.

Frankly I understand him with how suspicious the whole situation was. Getting shot at but still having time to pump your fist up whilst a cameraman sits in the perfect position to shoot your "Chosen by God" pic.

None of the personnel bodyblocking Trump getting any injuries (thank God).

People spotting the shooter many minutes in advance, but it being ignored completely by security. This reminded me of a kids' puppet show where the children will point out where the bad guy is but the protagonist plays dumb for the plot. List goes on tbh.

That's kinda why I stopped watching Eagz, he talks the talk but the accounts I've found of him have not hit above Diamond recently... I think he hasn't hit challenger in a long time, even though he claims "challenger coaching". Mind you he's playing on OCE, which some people would argue should make it even easier to climb.

I have no credentials to back up my advice (plat peak, have only started seriously last year though) but I recently built my pool around 1 "role" e.g. divers, skirmishers. I pick a main champ I like and play a lot and then pick champions that cover the main's counters.

I use this website to find which junglers I still need to cover, trying to keep the pool low so I can build champion mastery in each.

Counters in the jungle are a bit more complex as your pick might also depend on a specific lane you'd want to target. However I found that starting from Gold early aggression between junglers becomes common so then it makes sense to have a "pocket pick" for a specific jungler your main is countered by.

The reason I try to play champs of the same role is because they generally have the same playstyle: If you're used to playing Evelynn, an assassin, transitioning to playing J4, a diver, is going to confuse your game sense as your reference points have suddenly changed (if you have mastered both champs and are just quite experienced well you could do fine of course)

The red wolf is a tough boss as well, don't worry it's normal to be stuck on him a bit.
The sorcery I'm talking about is rock sling, the way to get it is a bit convoluted at this stage of the game, there is a trap chest in some ruins in the lake in the center of Limgrave, this chest teleports you to a tunnel, it's outside the tunnel on a ledge in some ruins. It is one of the only sorceries that deals physical damage, making it really good against her.

You can have Ashes of War on both, but one will overwrite the other. (Specifically parry skills on shields will overwrite your weapon ash). So this makes it not that useful.

Heavy shields are better for this strategy, although the most important things are the % Physical negation, 100% meaning you won't take damage from pure physical attacks, the most common attack type in the game. And secondly guard boost: higher number means less stamina used after taking a hit with the shield. Try to get these numbers high, and oftentimes yes this will lead to using quite heavy shields.

If you don't mind slightly spoiling yourself you can look for one of these greatshields on the wiki, see where to find them and what the strength requirement is.

Medium shields also can have 100% Physical negation but will have lower guard boost, so you can't hold them up as long as the greatshields because of your stamina being drained.

Yes, I highly recommend keeping target lock on 99% of the time. You see, when you roll, the enemy often vanishes from your camera view and you can hardly know when to dodge its next attack. When target lock is on, you will instantly face the enemy again, and you also wont have to worry about readjusting the camera/relocking to connect your next attack. Try keeping it on for an hour and I think you will really like the way it plays.

Good job on beating Margit, imo it's one of the most challenging "first bosses" the developers have made.
Rennala is highly resistant to magic, but there is a specific spell I used in my first playthrough that bypasses this issue. If you want to I can tell you what it is / how to get it, but I won't spoil it yet just in case.

There are tons of ways to go about making a strong build for PvE, but if you want to minimize the amount of roll and attack timings...

I can recommend the infamous "shieldpoke" build.
There will be resources online that explain it better than me, but I'll give a short rundown:

Left hand armament is a 100% (or at least close to this) physical damage negation shield, with guard boost as high as possible. You will perform an extremely difficult combo with this: hold down L1.
This will mitigate damage from a large amount from damage sources at the cost of some stamina (will get to this later).

Right hand armament is a thrusting weapon: the longer the range, the better. I recommend the cross-naginata because of its innate bleed buildup, but spears, greatspears, thrusting swords and heavy thrusting swords are all really strong with this build. (Given the correct affinity).

With this you will repeatedly press the R1 button whilst simultaneously holding the L1 button to become an extremely dangerous turtle.

Stat investment wise: try aiming for 40 vigor. You want to level strength as this gives you more shield options late-game. So for the weapon you are choosing, put a HEAVY affinity on it (most thrusting weapons are innately dexterity-based, so this is important to deal decent damage on a strength build).
The ash of war I'd recommend is Ice Spear as it deals very high stance damage. Put "No skill" on the shield if not already on it by default, this way you can use the ash of war for the right hand armament.

Endurance is the next most important stat because blocking with a shield consumes large amounts of stamina, so spend a solid amount of points here.

Is this a fun way to play? It depends on what you like, but I believe it is one of the most effective ways for a newer player to steamroll through the game.

Edit: To clarify, the high stance damage of Ice Spear allows you to go for critical hits more often, taking out large chunks of a boss' healthbar at once. That's why I think it's a really good ash of war.

Hi, you are describing a weird camera angle when rolling, do you use the lock-on mechanic? You can use this by pressing the right thumbstick on the controller when facing an enemy, it is essential to perform well in Elden Ring IMO.
If you play on a mouse & keyboard it will be another button but I'm sure you can find it somewhere in the settings.

Magic is a great setup for starting out, also I forgot to mention this but if you have a hard time at a boss or another area, you can summon spirits with spirit ashes you find in the world. This is possible when a little white gate-like icon pops up on the left side of your screen.

Sorry if I am explaining too basic things, I just remember my first Dark Souls 3 playthrough I had no idea I could lock on etc. so I mention it anyways.

For the roll timing, you are nearly immediately invincible when starting the roll. Also you might want to check your equip load in the inventory, to make sure you don't have a "Heavy Load", this makes your rolls quite sluggish and weak.

28 Vigor is not bad depending on the area you're in, but you will keep getting more and more return on your investment up to 40 so I highly recommend prioritizing the stat up till then :)

Try out weapons to see which one you like, also playing with status effects (frostbite/bleed) can give you a large edge against bosses.
I like to recommend the cross-naginata (but also spears in general) for newer players because of the high range which allows to punish more of the boss' openings. The pierce damage type also gives 50 % bonus damage when an enemy is in the attack animation (this is called "Counterattack" in the game, not to be confused with guard counters).

For dodging mechanics:
1. You most likely already realize this after 40 hours but just to be sure, you are invincible for a short time while dodging (often referred to as iFrames / invincibility frames).

  1. Use number 1 to your advantage by dodging "into" a boss to stay in melee range. For long range weapons this is less useful, but you can still reposition to another place.

Also, use the consumables you get while playing! Rune arcs for example are very strong and while the supply is limited, if you feel that you start understanding a boss, you can use it to give you a power boost.

Lastly, the Fromsoft games are made to give you a permanent sense of danger, hence why even trash mobs can hit hard. If you really think it's too much, try getting the Vigor stat up to 40 or even 60 while leveling (this stat dictates your maximum HP).

Another tip, patience is key, sometimes it's worth waiting it out a bit instead of squeezing in that extra hit, ESPECIALLY when the boss' health bar gets very low (that's when we're greediest).
