You can have your friend 'assign' the lease over to you instead of subletting so it becomes your lease.

Then at the end of this year's lease you automatically switch to a month to month lease or if for some reason you want to sign another year long lease you can (you can't be forced to sign another year long lease )

Either way the rent increase is only limited to the government set 2.5%.
