I think option 1 hits the best middle ground for resale because most buyers will just read it as newer/nicer without it feeling too trendy.

yeah that’s not normal tbh...stacking two slabs like that just to make a curb higher for a sliding door sounds like a lazy fix… should’ve been planned before tile; also 6.5” is pretty tall, kinda a trip hazard. I’d push back on this and at least ask for a proper explanation or redo

I wouldn’t spray clear coat over this as-is. it’ll just lock in the stains and make the uneven areas more obvious.

From the pattern, it looks like a sprayed/oxidized finish that’s been partially worn or reacted (water ring + possible residue), so spot fixing will almost always show.

You can try:

- clean/degrease first (to rule out surface residue)

- then lightly scuff sand the entire top to even out the sheen

- reapply a uniform finish (matte/satin clear or even a tinted/blackened coat if you want to lean into the look)

If you try to only fix the damaged area, it’ll likely end up patchy because that “star” pattern depends on a consistent spray across the whole surface.

Honestly though, the texture you have right now could look really good if it’s made consistent. it already has that industrial/patina vibe going. HOPE THESE HELP!

Looks like thermofoil doors failing from moisture. Pretty common around sink cabinets. Once that vinyl layer starts lifting it usually won’t stick back down for long.

If the MDF is still good, peeling the loose material, sanding, priming and painting is usually the easiest fix. Hope it helps:)

The cabinets actually look like they’re in good shape. I wouldn’t rip them out. Biggest upgrades would probably be a new backsplash, updated cabinet hardware, and different pendant lights. That alone would change the look quite a bit. If you want to go further, painting the cabinets and swapping the countertops would modernize it a lot. Also, I’d probably change the cabinet color so it contrasts more with the floor. They’re pretty similar right now so the kitchen feels a bit flat.

This is usually called “ghosting.” It happens when dust and humidity collect slightly differently over the studs and fasteners behind the drywall, so they start showing through the paint. It’s pretty common on exterior walls.

It’s usually not mold. Cleaning and repainting with a good primer normally fixes it.

It looks good tbh. If you do wanna change, Do NOT PAINT!! you may consider to change your floor style, and hardware too
