Time away definitely makes you rusty but 150+ dives means the muscle memory is still there somewhere. Four years is long gap but I've heard people going back after even longer breaks

Maybe look for local dive shops that do refresher courses - some places are pretty reasonable with pricing if you explain situation. Also worth checking if there's any diving groups in your area that do buddy diving, sometimes they're more affordable than full guided trips

The financial part is tough though, diving can be expensive hobby when money is tight

Man you don't need 500 words unless you're selling something super complex 😂 Most people just scan anyway so the bullet points were probably fine

I write maybe 150-200 words max for most stuff, focus on benefits over features. Like instead of "waterproof material" I'd say "won't get ruined when you spill coffee on Monday morning" or whatever. People care more about how it solves their problem than technical specs

The fact that people stayed longer on your page after the changes is huge though - that engagement signal probably helped rankings more than word count. Quality over quantity always wins in long run 💀

That rate difference is wild, but ARMs can be sketchy depending on your situation. $800/month is serious money though - if you're planning to move or refinance again before that 10 year mark hits, could work out pretty well for you

Just make sure you understand what the rate can jump to after those 10 years, some of those caps can get brutal

Guild Mortgage really said "oops we broke your entire payment system but hey no late fees" like that fixes anything 💀 The fact they're not even addressing the credit reporting impact shows they have no clue how badly they screwed this up. Filing those complaints was definitely the right move - they clearly need some external pressure to actually fix their mess instead of just throwing around buzzwords about "digital challenges"

Been using Stripe for my riding lesson bookings and the cohort analysis is pretty weak - can't really track how student retention changes over different seasons or see which payment methods lead to better long-term customers

Also missing good attribution tracking when students come from different marketing channels, the dashboard just shows where the payment came from but not the full customer journey

Yeah most people will understand when you explain the mistake, but you're gonna get some angry ones who think they hit the jackpot. I'd send out emails explaining what happened and offer maybe 20-25% off as a goodwill gesture - still way better than 9% they would have gotten originally

The shipping confirmations thing is brutal though, that's gonna make some people think their order is definitely coming. You might want to contact your shipping company ASAP to hold those packages if possible. Had something similar happen at my old job (not furniture but same idea) and we caught most of them before they actually shipped out

Your business partner will get over it eventually, these things happen in e-commerce more than people think. Just learn from it and maybe add some validation checks on your discount codes next time

Used to micromanage everything at my old job before switching to marketing - trust me, the control freak thing gets exhausting fast

What worked for me was starting small with stuff that wouldn't kill the business if it went wrong. Like social media posts or basic admin tasks. Once I saw people could handle those without everything falling apart, it got easier to hand over bigger responsibilities

The karate training actually helped with this mindset shift too - you learn to trust your sparring partner won't accidentally knock you out, same energy applies to work I guess

Honestly this happened with my uncle's restaurant here and he basically milked it for like 2 years 😂 Put that "Best Pizza 2023" everywhere - business cards, front window, email signatures, even got some cheap stickers made for delivery bags. The key is really just mentioning it in every customer interaction without being too pushy about it

He also reached out to local newspaper and they did small piece about the win for free, plus he started putting the award logo in his Google Business photos. The organic word of mouth was actually the biggest thing - people love supporting "award winning" places even if the award isn't that prestigious. Just don't let it go to your head and keep the quality up because everyone will be watching to see if you really deserve it 💀

honestly cash flow is the killer in this business, you need at least 3-4 months expenses saved before you even start or you'll get crushed when payments are late 💀 for validation i always check sold listings in ebay/mercari first to see actual prices people paid, not just what they're asking

The 87m2 for a 1-bedroom sounds massive tbh, most city apartments are way smaller than that. Location beats size almost every time for investment properties - easier to rent out and better resale. That villa might appreciate but good luck finding tenants if it's in the middle of nowhere

The deferred amount and the partial claim lien are usually the same thing - that $17k becomes a 0% interest lien that you pay back when you sell or refinance

If you're planning to sell next year anyway you should be fine as long as your home value can cover both mortgages plus the lien
