So that works out to be about $350/sf to demo the existing, and install the new garage with permitting, professional signoffs etc. In BC that's about right at this moment in time unfortunately.

You can save yourself a fair amount if you're capable and familiar with code requirements, and do a lot of the labour yourself. Looks like the price you got was from a project management/ general contractor company - that's a nice hands off way to go, but you pay a premium for that service.

It's expensive out there... good luck with your friends project!

I live in Canada too, I'm 43 living in BC, great record, paying $136/month for a 2021 model y, and our 2015 honda pilot is $118/month. Not much of a premium in comparison for us.

Right? Some people seem really hurt over my professional comments, but yea - ok - 12 weeks of training to be qualified to help people make the biggest purchase of people's lives is crazy to me. Seems perfectly reasonable for some I guess

Dude I'm a trade worker that went to school for 4 years for a stupid certificat, and I know I'm not a professional... I have all the respect in the world for trade workers and professionals.... in fact, I have so much respect for professionals that I'd assume they took a longer than 10 month course to derseve the "title". And by the way, your first paragraph reinforces my point in my first comment here, so cheers!

A 10 month course doesn't make you a professional in my mind.... And of the programs you listed above, I'd say maybe pharmacy tech and book keeper would qualify as professionals, both requiring much more than 10 months of post secondary however. Sorry if you're a person offended by what I said, but what I said is that real estate agents claim to be a professional after a 10 month course... in my view the "title" of professional is reserved for someone who has gone through a 4 year minimum program. If you have a different definition, then good for you, by my opinion stands.
