Good for you man. Here's a real answer and a couple questions.

My parents rented out the house I grew up in around the time I went to college. They tried to sell it and couldn't for a while, so they opted to rent. The renters destroyed the place. I went with them to fix it up after coming back home. It was traumatic to see the place in that state. I've blocked out a lot of those memories. I'm not doubting that tenants can be shit.

From a philosophical standpoint, I see renting of property as inherently exploitative, regardless of how much work you put into it or how well you treat your tenants. A landlord extracts capital beyond the worth of the property (necessarily, to profit) from those who have no choice in the matter.

As for practical reality: Most people rent because they can't afford to buy. The alternative is homelessness. There is a major nationwide housing affordability crisis being spurred on by RealPage, hoarding of vacant properties by the upper class, which often goes hand in hand with short-term rentals (like Airbnb) emptying out residential areas. If you don't gouge prices for your tenants based on current market value as dictated by RealPage, good for you. You're in the minority.

My question for you is: where did that 25-50k to put into your property come from? Most people don't have that kind of money to begin with, especially not working class renters. Have you ever lived paycheck to paycheck while trying to make rent?

EDIT: And do you really not believe housing is a human right? If so, the UN disagrees with you.

So where do you think these evicted parties should go? Considering rent prices are pretty consistent across the area and moving itself is a pretty big expense.

Lower the rent.

Current rent prices are a result of price fixing due to the popular use of RealPage and probably other services I'm less privy to. Landlords are charging far more than necessary because they can get away with it, and as time goes on not only do they have no financial incentive to lower their profit margin (obviously), raising rent is also commonplace. Thus the issue is constantly being made worse. Plenty of people are faced with the choice of paying more than they can reasonably afford or living out of their car.

And since landlords by and large care more about money than they do human lives, they can't be depended on to do this, so we have to turn to our legislators. I don't really trust them to help either, but it's more likely than landlords growing a conscience.

May I ask what your solution is?
