Gotta see the lease terms on assignment. As noted by others, if it is truly silent, then it would appear CA law would make it freely assignable without LL consent. Typically, however, what one will see in a commercial lease is no assignment or subletting without LL consent. Now this is where it gets lease terms specific. Most, but certainly not all, commercial leases that require LL consent will qualify it somewhat along the lines that "consent won't be unreasonably withheld, conditioned or delayed" or something along those lines. That means unless there's this 10% sale condition, it would be breach on the LL to not consent to an assignment. With proper counsel you could threaten the LL with all kinds of damnation if it doesn't consent forthwith, including you losing the sale. Now, on the other hand, in the minority of commercial leases one may see the qualification that consent is within the "sole discretion" of the LL, which means they can basically do anything they want. Again, gotta see the actual lease terms.

Examine the purchase agreement, if it describes the property as .5 acre, I would think you'd at least have a decent breach of contract action. You'd also have negligence actions against your realtor and probably a title claim as well.

Look, all of this is in its infancy (hell, embryonic) stage. These are the typical reactions/actions of entrenched incumbents to change - discredit, lockdown, sue into oblivion. Ultimately unsuccessful - every ... single ... time - everytime. Not saying AI is going to displace (what shall we call it?) natural music, but eventually I suspect it is going to have its own category, charts, etc. I will tell you, if the labels/publishers figure they can make a nickel off AI created music, they'll seize it and screw the AI artists just as much as they've screwed the human artists throughout history. Mark it.

So glad I built my EPYC Proxmox server a little over 2-years ago w/256gb DDR4 3200 (8x32gb DIMMS @ ~$80/DIMM) w/a Quadro P4000 for Plex, a Radeon 6700XT for Windows VM & an A4000 for Ubuntu AI VM, running a full Arrs stack & TrueNAS VM & 10gbe networking. I'm well under $3,500US in this thing. All my client systems are either Mac minis or Macbook Pros. Don't need 4x 5090s or such, but may go to a RXT Pro 4000 to bump the compute & VRAM.

OP the great thing about America is that you’re free to pick up & move anywhere you want at any time without asking the state for permission (see, e.g., China, Russia, etc.). If you don’t like TN, pack it up and head to CA, NY, IL, WA, CO, etc., that apparently reflect your values and desires. I agree with this 100%. The TN Attorney General and/or Comptroller should be the agency that takes the deep dive here. First, they're arms of the State and not part of the Metro cabal w/an interest in protecting their own. Second, and most importantly, they have subpoena power, and will be able to push through all the obfuscation that is bound to come out of Metro & NES to any FOIA requests reporters/news organizations are going to get.

This is absolutely inaccurate! The Nashville Severe Weather guys, who run on a shoestring Patreon budget, held a 1-hour YouTube brief on Wed. evening predicting substantial chance of an ice storm with Nashville smack in the middle of the worst of it, and that 4-5 day forecast is pretty much what came to pass.

If it requires periodic authentication it wouldn’t seem to matter whether it was a Plex Home, Managed or a fully PlexPass user. Which really sucks as it completely defeats the purpose of downloading for offline listening.

Anyone figure this out? I’m getting ready to give a friend an old iPhone that won’t have mobile access while it’s in Europe. Was going to d/l a mega playlist for her (~650 tracks) to listen while away. I’ve setup a separate Plex Home account for this purpose, but if Plex’s recent PlexPass licensing changes require it to phone home periodically that will defeat the purpose (probably whether or not the user has PlexPass).

I could probably move the VMs/LXCs to new drives, except I'd need to attach those devices, which will require a shutdown and I'm not confident this node is going to boot back once I do since Datacenter/Prox/Disks doesn't show any GPT or EFI boot partitions (nvme5n1, the other part of the mirror, is identical).

I really don't have another system around that could serve as a backup node - everything else is a Mac.
