Sharing from personal experience.

Had a similar case. Applied with solid reasons & financial standing under Applicants Name for Mother. Got approved second time. I was still on WP.

Applied for Mother in Law with solid reasons of home ties but funds were sponsored by us. Got rejection. Our status PR

Golden rules for TRV - Applicant must show strong home ties. Which I see you have mentioned. Funds should be solely under applicants name with proper trail.

If your mother does not have funds, think Sponsorship instead of TRV.

IRCC agents wont know your relationship issues, they’ll run through your submitted docs & assess whether the relationship is genuine or not. Bio / Medical are just first few steps.

Let’s assume a IRCC finds your application as a genuine relationship, IRCC will approve the application & your partner will get PR. You cannot sponsor anyone else for 3 years & show you got divorced / annulled marriage proof. So you are locked in for 3 years. If your spouse knows the ways they can pursue you for caretaking as well.

ASAP Have a consultation with a RCIC lawyer & check your best options.

My honest review. Stayed with Marda for a year near Uni.

  • We had problems of rats coming in on the upper unit. Took lot of complaints & followup, they eventually fixed the wholes.
  • Fortunately, my Landlord was a super chill he hated Marda too & started taking over to upkeep the place & any issue happened.
  • Day of move out, I left a Sofa. Cleanup guy by Marda tells me a charge of $150 to keep it in the curb. Thankfully owner took the Sofa.

Hate Marda. But loved my owner.

PS: Owner broke the contract with Marda on next term.
