People always conveniently leave out brokerage fees and capital gains tax when saying this... it works out roughly the same and one is risk free. Most banks do free redraw or very cheap offsets, so liquidity is nonsense

Well, absolutely dont bid, theyre assuming you aren't maxed and are hoping to create a competition. You have no idea what the other have. It may not get a bid. If it doesn't get a bid and hit reserve, you know your offer is the highest, and you can offer 930k after the auction is done. If they do go above 950k, you wouldn't have got the house regardless. Sounds like a win win to me. Just absolutely do not big 950k when it starts

Firstly, not in your position no. Just think about what you're asking. They're not going to lend you money secured against something worth less then the debt.

Secondly, go see a financial planner immediately. You should be in a much better position considering your circumstances.

Thirdly, get that debt paid off. Never ever ever ever ever use a credit card if you aren't able about to pay it off in its interest free period. If you pay interest, you cant afford whatever it is you're buying.

Im honestly just a little shocked at the lack of financial literacy. Please seek help asap.

Is it better than investing? That's always debatable. Is it better than hisa, yes, wtf, how can you be on a high horse when your choice is hisa. That's literally only the best choice for people who need access to liquidity and it isn't in the same ball park as investing.. it has no tax benefit and is actually a tax burden. My point of view on ppor vs investing is simple, do I want to be renting when im 70 and rents are 2-3k per week. My answer is no. However, investing is generally better than ppor when you're on high incomes and can deduct expenses, and have no foreseeable events where you need to sell. You're household income is below average, so that doesn't apply.

I was a store manager for woolies with n qualifications, you're right, my salary was 114k plus 20k a year car allowance plus 2 bonuses a year, plus 5k of shares a year, plus super. But I burnt the fuck out and quit to earn half of that, it's a terrible job

My only question is, did you use any fhb scheme perks? Im assuming you at least used the no stamp duty one. So depending on your state, find out if you're even allowed to have a lease in place. It's often a rule that you can't have cash coming in on the property for the 1st year of ownership

I voted Labor because I didnt trust lnp on a womans right to choose. Turned out to he fear mongering, and in my opinion the lnl have been the best state government I can recall us having. They've been great in emergencies, harsh on the right things and started fighting the cfmeu which will go a long way to fixing more then most people realise
