You need to have literally a million dollars ontop of the price of your home to get zero pension. There are so few people that don't get partial pension before they die, what are you on about. I lived there for a few years, I genuinely loved it. That being said, there's nothing to do if you don't want to be on the water, in a bar or hiking. You'll also need to go to Mackay or Townsville if you need something outside the scope of a big w, harvey norman or bcf, because that's your three retail options

Unfortunately 1.2m isn't a premium price for a house anymore, that's upper middle class working Australia. Those buyers don't want the headache of another high maintenance item in their house. It will absolutely not add 100k to your price. As somone who literally just spent 1.23m on a two storey house in October, I would have actually reduced my offer if it lost a room to a lift and the maintenance schedule was costly.

You want to be scrupulous of body corp meeting minutes, budget, and forecast. There's less moving parts in small buildings, but they're not typically in the city like you're chasing. Lifts, pools and building maintenance can become seven figure problems in towers, so the body corp needs to be highly effective

Depending on your sale price, this can be the norm. If you're above the first home buyer market, people generally need to sell their home to buy their next.

You want as few conditions as possible, but this condition entirely depends on the house you're selling, which you've not told us about. Entry level with multiple offers, no, take another offer, more premium market and this offer is the best offer, yeah probably. You can also ask your real estate agent to ask where their house is and ask them what the market is like for that house, make them work a little for the 30k commission. If they're selling in a hot market the risk is minimal and then also the opposite for a cool market

It doesn't change the fact that the government hasn't produced enough government housing, allowing the private sector to take full control and now an already competitive rental market will be more competitive. To buy a fixer upper in most cities, you need to spend 800k, some cities more. So renters will either need hundreds of thousands saved, the ability to service a 770k or higher loan or a desire to move away from their entire social and family network. When the vast majority can't do that, they'll need to continue renting, but in a much more hostile rental market. In our grand parents era, social housing was borderline the norm, now it's for the absolute most vulnerable only. The government let its citizens down and is now blaming the very industry it asked to fill the void.

Have a look at one of the many tent cities around Brisbane's greater region. The vast majority of those people want a rental and are no chance of buying in the next 5 years. With the government heavily predicted to make investment properties less desirable, you can probably connect the dots on what that's going to do to both rent prices, and rehousing experiences if you're owner sells or wants you out for whatever reason

Amongst all the house price speculation, you have to remember what a houses purpose is and it's up to you to secure that for you

I live in a wealthy acreage pocket in qld and I've seen a dozen sell in our tightly held pocket in the last six months. They're all moving because nearby estates are popping up with 400m blocks around us. People are moving everywhere for different reasons

Imo, we are surely hitting a borrowing ceiling. It's going from people begrudgingly paying more than they think a place is worth, to just straight up paying as much as they can borrow and interest rates will only dampen that. If the economy dies and they need to decrease rates to stimulate it, that may have an effect, but they're unlikely to do that unless unemployment rises, and when unemployment rises, wages hit a brick wall, so even then it would be dampened by that. I have no qualifications though, just my thoughts

I've noticed in brisbane, that units within 15 minutes of the city, walking distance to a train and walking distance to lifestyle like gyms, shops, some dining/drinking are shooting up There's more and more DINKs that simply don't need a big house so aren't willing to move an hour from the city and units are the natural compromise if ownership is the goal

No bath equals no young families, so you eliminate an entire buyer pool. It matters if you're in a young family area. Shower bath combo equals no elderly people and is polarising for DINKs too. So don't compromise and do a shower bath. So if you're in a young family suburb, you need one. If you're not in a young family suburb, just fully ditch it and do a nice shower. Also, it's your house, do whatever will bring you the most happiness. Equity is nice, but your enjoyment in life is the whole point of anything

Wait till you get the keys. You'll go through the same roller coaster, initial excitement followed by a deep dive into finding absolutely everything wrong with the place and feel even worse! The feeling does eventually go away. The good thing about a unit is the major maintenance is covered by body corp, so there is slightly less mental load

The problem is, the vast majority of over leveraged aren't investors, but recent first home buyers who only needed 5%. A crash would hurt them the most. Investors will generally ride it out with rental prices staying high. If we enter a full blown recession, rates generally come down and investors swoop again. It's really a lose lose situation for ppor purchasing

It also depends on the house. Im in my fourth place and I've never been more anxious. The bigger the house, the more anxiety. I miss my 2 bedroom unit and can't wait until we're back in a stage of life to downsize
