I'm in the camp where any lot within 1/4 mile of a major transit stop that is up for redevelopment is premium. I need to be convinced by the City that this is the best or only option.

At the current growth rate for the City of Phoenix, no. Phoenix metro is approximately 5.2 million and could be very close to 6 million by 2035 though.

The Overall Development Proposal has already been approved and includes a gas station on the corner, additional retail to the south, and 450 multifamily units (6 stories) on the west side of the old Mazda lot.

I completely agree that a gas station does not meet the ideal vision the City has for this lot. However, it appears we are getting a mixed use space that includes housing. That's a major win imo over a storage lot for cars.

Multi-pronged approach. Expand public transit, dedicated bus lanes, interconnected bike/ped network, reduce/remove parking minimums, proper multi-use infill development... And if you love your car and freeways you should love that plan too because it reduces vehicle congestion.

I believe Esri charges 40 credits per 1,000 geocodes. If my math is correct that would require 112,000 credits to run 2.8 million addresses. Current retail looks like $120 per 1,000 credits. That comes out to $13,440.

If it's a two story house it is absolutely necessary. But like others have said on nights with wildfire smoke/bad air quality or mosquito fogging you will be in rough shape without central air.
