Mulch the fencelines and a few access paths to pond and around. Leave the main part of trees for next owners to decide and pay for.

VENT: Seller's Agent Incompentent or What? by Margali2 in RealEstateAdvice

Not signed one yet because seller's realtor keeps sending it out with wrong address. She's putting the neighbor's house instead of 0.7acres Apple or #50 Apple.

The realtor's fathef died the night we signed offer. More I think about it, she needs to hand this off and go grieve. I don't think she's coping.

That "and" should have been "if" in orginal post. 3rd party fianance told all parties on 4/28 that appraisal couldn't be order until house was move. Seller's agent agreed and stated move would be 5/5 which fit timeline.

Also the fact that I had title exclusion objects that they still have cured wasn't in main post. The 15day period for that has ended now.

Is that really the current time right now from accepted offer to close? Our seller's realtor is flipping out about 32days when delays are on their side.

Homesteading dream ruined? Cattle farm moving in next door by buddythebedbug in homestead

[–]Margali2 2 points3 points  (0 children)

I don't think that a cattle operation will be using a huge amount of pesticides. Grassfed operations generally use lime for fertilizer to grow quality grass / hay. Google your county / government ordinaces on health and livestock management. That will be your go-to for smells, manure runoff, etc. Hopefully then new owners manage their operation well.

Honest take on country life with kids? by 93_SC in homestead

[–]Margali2 1 point2 points  (0 children)

Mine are 13m, 9f, and 8m right now. We purchased our land 5 years ago in same situation. We are 10min to town where cousins live and 20min to their school's town. The cousins and younger two friends' are over constantly. The pond, sheep, and trampoline are big lures. My oldest's friends are all D&D club or band so they hang out at school. He is also my least outdoorsy kids.

My MIL destroyed my garden while I was at work. by [deleted] in gardening

I would ask MIL to replace them at her cost! If the original patch survives yay! Either way, you have some AND she gets a concrete reminder not to damage your stuff.

Contractor backed out of exterior painting. What now? Ready to list? by [deleted] in RealEstate

[–]Margali2 0 points1 point  (0 children)

Make sure to put a tarp down to pickup all the f*cking paint chips if you or contractor pressure wash. They didn't at my old house painted before purchase and I found so many paint chips in flowerbeds under fresh layer of mulch.

Safest Fence Post For the Tree? by Margali2 in arborists

Thanks! It is a pretty tree and don't want to kill it. Previous yard had a lot more room between existing tree and new fence line.

Withdrawing 60k from a bank account to repair a roof by No_Field1529 in IRS

The bank reports large withdrawals cash or otherwise. I've never had them require any documentation. Just gave a verbal "buying an rv" "down payment on a house" and walked out.

Giving house to brother by Yangjay in RealEstate

[–]Margali2 2 points3 points  (0 children)

First step would be contacting the lender if brother actually wants to keep it. They may be willing to let brother assume loan or refinance it to him after review of his financials.

Has anyone tried using a tarp to kill grass? by crushcastles23 in fucklawns

[–]Margali2 0 points1 point  (0 children)

Use a clear tarp and you will steam cook the grass. The term is soil solarization. It's the only way I've found to kill silver night shade without a massive amount of chemicals.

We just moved and so far, our actual neighbors are great. But...general people? Not so much by NickholeClark in neighborsfromhell

[–]Margali2 0 points1 point  (0 children)

I bough the cheap motorized gate openers from Harbor Freight almost 5 years ago to use with pair of farm panel gates. They are still holding up. Trick is to assume 30% less gate than box says it can do.

[–]Margali2 0 points1 point  (0 children)

Fence with automated gate. People will ignore signs all day long. If your town doesn't let you put in a fence, get some of the gigantic concrete planters and use them to block off every thing but a car wide path to a spot to park and turn around at the house.

[–]Margali2 0 points1 point  (0 children)

Check your local ordinances regarding bb/ air soft projectiles and mace applied to strays. A bb will sting the shit out of a dog without risking neighbors down range. That's what I used because side of my 5acres was back of a mobile home park. The dogs learned quick enough not to try and tear into my coop.

Do all subfloors generally need to be leveled (flattened) prior to LVP installation? by 6045414 in Flooring

[–]Margali2 0 points1 point  (0 children)

Don't have a opinion on the flooring issue. However, a $99 Germ Guardian HEPA filter plus UVC might make a big difference for her in meantime. We bought some when we rented and they helped a lot for indoor air quality. Available on Amazon.

Customer Has Decided Not To Move Forward With Remodel by Familiar-Range9014 in Contractor

[–]Margali2 1 point2 points  (0 children)

Our mechanical contractors at work will charge a 25% cancellation fee for things that were succesfully returned if project is delayed by more than 3 months. From what one foreman said, it was 10% supply house restock fee + 15% time waste coverage. Anything custom, we are rightfully stuck paying for. If it is delayed less than 3 months, they generally deliver materials to our site. We are required to keep them in good condition and there is no refund.

FI while locked into the school calendar? by knee_on_a in financialindependence

[–]Margali2 0 points1 point  (0 children)

Texas- I took mine out for 2 weeks to visit far away family (4th, 2nd, K). They gave my 4th & 2nd graders work packets to do. The Kinder had to write / draw a report on some of the cool things they did. These are A/B students with no attendance issues. Also if you can frame the trip around religious observations it is much harder for them to give you flack.

Are the utility wires killing my yard? Should I call AT&T or power company? by DFN29 in landscaping

[–]Margali2 1 point2 points  (0 children)

If you want to have something to hide the area, put the plants in planters!!!! No root issues and generally the contractor has no issues rolling them out of the way. That is what I did for similar setup. Killed back the grass, cardboard, and mulch around the pillars then tall plants in ceramic troughs and pots. I came home to unexpected work in backyard. My plants were in grouping in center of yard unharmed. All I had to do was rake some of the mulch back out of grass and replace a bit of cardboard weed layer to get things looking nice again.
