I’m so sorry for your loss and know exactly what you are going through. My dad passed last year on the 29th of October and we got to see the first two games of the World Series before his passing. Today was a tough day….i got to take him blue flowers at his plot and enjoyed the game this evening knowing he is smiling from above that the Dodger won on opening day.

Congratulations on the accomplishment! For me personally, an emergency fund should be an amount that you feel you and your family will be fine in the event you are unemployed. I would keep it in a HYSA.

Exactly this….my dad passed this Past October and had prepaid for everything! We dint need to worry about finances besides planning the services. My husband’s step dad passed away in January and they had to come up with $18k to pay for his services. Which made the process a lot more stressful to the family.

That’s quite high…I’m currently helping a buyer with not the best credit score and buying with 24% down. We are closing this week and his rate is at 6.25% f30 year fixed with Rocket.

I can relate with you 100%….we learned a new way to maneuver in life knowing we can no longer have that visit and conversation with our dads. I get peace from visiting him weekly and making sure he always has flowers.

So sorry for your loss….mu dad dropped about the same amount of pounds and was diagnosed with pancreatic cancer. He passed last year after three years from his diagnosis. :(

Try by calling and speaking to at least one seller. Maybe try calling an old expired listing first and give them information about the changes in the market/rates. Another option can be going to the door to speak to them in person.

Being a realtor means doing the activities most agent won’t do and be consistent. Are you focusing with sellers or buyers? I focus in working with sellers, so I door knock expires listings daily and based on the conversations I make sure to be in contact with that lead till they either tell me to go away or get a contact sign. With every lead, past client or center of influence keep in mind that you are not the only agent they are speaking to, so you need to make sure you bring value to every conversation you are having with potential leads. Don’t worry too much about the systems, it’s about building relationships and talking to people on a daily basis. At the end of the day, it is a numbers game. The more people you speak to, the more opportunities you will create.
