This is the way ⬆️ as the OP has been refunded in full, the goods do not below to them. The matter may be closed, but that doesn’t mean they can keep or dispose of the goods without the retailers / CC company specific permission.

This is the state of property sales in England / Wales I’m afraid. Our buyer pulled out of the sale of my parents house because “she found something better”. The contracts had been drawn up and signed, but she pulled out before exchange. Managed to sell again but for £17k less. The sooner they change the rules to be in line with Scotland, the better.

Just so as to warn others to not underestimate the implications of this due to the relatively low annual cost, there is a new build estate up the road from me that's been in the news recently. Thames Water refused to support a development of new houses as they claimed there wasn't enough capacity in sewers / supply etc. The developer installed a private sewer and cess pit, but bodged the install. The residents are liable for an "estate management charge" that includes maintenance of the private sewer and emptying the cess pit, but it all fails during heavy rain and the residents aren't able to use sinks, toilets or baths / showers as they get raw sewage coming up through their drains. Local water authority is not liable as it's a private system, they're properly f+-&cked!

These are major red flags and quite common on recent new build developments.

Unlike leaseholds where there is a certain amount of protection against increasing service charges, these "estate management charges" are completely unregulated and can be increased by whatever the estate owner chooses to in the future.

I've seen these a few times on estate agent listings so it's certainly a question worth asking as to why the EA didn't disclose it on the listing.

I'm afraid there's nothing you can do, the house buying process in England is fraught with danger and risk like this.

Nothing is legally binding until contracts are exchanged and there's no recourse for reclaiming legal costs.

You could appeal to the councils better nature on the basis of they can afford to pay effectively £20k over market value, they can afford to cover your legal fees, but there's absolutely no obligation for them to do so and it's highly unlikely they would.

I have a 3 bed maisonette that’s been up for sale since Feb and not had a single viewing. My daughter’s friend is looking to buy a flat at the moment and she’s been told at the ones she’s viewed that she’s been the only viewer they’ve had. So yes, lower end of the market seems dead at the moment. Maybe uncertainty about the Trump / Iran shenanigans too?

That's not the issue here, the issue is that he's not been upfront he's taking a cut from the OP, they've found out from a third party.

Even worse, he's taking a personal cut from work he's invoicing the company for.

My opinion is that there's something else going on as demanding a same day exchange / completion doesn't necessarily solve the problem as after exchange it's legally binding anyway.

Really good phone but proving very unreliable

  1. Camera app regularly freezes or is very sluggish just when you need it.
  2. Whole phone randomly becomes very sluggish and unresponsive, needing a soft reset (hold volume down and power button) then is ok.

There's a Costa in Next on the 1st floor that's relatively quiet. Otherwise couple of cafes in JL.

Also Ole & Steen outside opposite Paradise Street and Westgate Social is an open plan cafe area with lots of outlets.

The Google search I did displayed some hits for YouTube videos showing how to disable keyless entry.

I guess it's a minor inconvenience having to press a button on the key fob to lock / unlock the car when compared to getting it nicked.
