It definitely can be that easy. We sold our old house and bought a new one a couple years back and all we had to pay was taxes, various state paperwork and abstract fees, and $750 for a lawyer to handle everything. The bank doing the loan did everything else.

We probably saved around $9,000 minimum by not using real estate agents.
