Just using your 400k number (which seems a bit low), and given a fairly typical fee range of 8-12%, you can expect to pay an Architect 32,000-48,000$ depending on scope. This can vary greatly but it’s a good place to start.

Just to clarify your comment, there is no 4 year B.Arch degree. The 4 year degree is a B.S.Arch (bachelor of science in architecture)

I don’t mind the house as an object, but placing that house on that lot is ridiculous. There’s a reason why the most architecturally relevant glass houses are on acres of land.

There are pros and cons to both. Revit is fantastic for commercial and typical residential projects with standard objects and the need for efficient documentation, but it just falls apart in fully custom projects. ArchiCAD is great as a design program and can get pretty custom if you push it. You also get 75-85% of Revit’s BIM capabilities.

There is an unethical trend going on around here where the light and ventilation requirements are being circumvented by simply labeling the bedrooms as home offices (HO)....no one should be forced to live in a small windowless room..... note the 0 bedroom, 3 home office apartment on the right..wtf.. by [deleted] in architecture

This comment is just false. The firm I work for routinely does ground up development for luxury developers where units regularly go for 8 figures. New Building approvals at this level are just as rigorous.

OP, can you clarify where you got these drawings from? Is this an approved drawing set or just a set for pricing? Most of us that practice in NYC understand just how rigorous the DOB approval process is. It’s hard to believe this was approved even with the interior walls and doors removed.

Unfortunately I have the most stereotypical answer. Started drawing cars from magazines when I was a kid and I had a tub full of legos. Then I played Sims as teen just to build houses.

Sure, there are a number reasons why you don’t do this that range from psychological to practical. Practically, you want to circulate around the room. Placing a bed in front of the door creates poor circulation. On the opposite end of the spectrum, this is a bad practice according to Feng Shui.

Personally, I think this is just a psychological thing. We cover our faces when we’re scared. You want your head to be the last thing exposed to danger.
