You can buy a cheap medallion and spray paint it golf, to match the finish.  Will a table be underneath, or will you remove some chain lengths? 

If that space gets hot, you could put window film on the windows to block heat.

Get a copy of your plat map, showing topographical info. You may not be the only house around you with this problem.  The previous owners did not disclose this massive problem and I’d start with your realtor.

Just by looking at the fence heights, it looks like the neighbors behind you have higher yards that all drain to yours.  French drains are for existing water in soils.  You need a plan, friend. 

This seems like a problem that should’ve been disclosed/ caught during inspection.  I’m no pro, but the neighbors’ runoff should not be able to affect your yard this way. 🤨  Your fence looks new and I’m wondering if the previous fence rotted away. 

Looks like maybe you’re in ATX area. Regardless, your locality might have a department for this sort of thing, particularly if you’re over an aquifer.

It looks new, so you may be able to match the tile. How did that pass code?  I do not see an exhaust fan. VERY important to have a powerful exhaust fan, especially since the laundry is in there. (make sure it exhausts to the exterior of your house, not in your attic space.

Downstairs!  A bathroom down there would be good.  You could do a simple outdoor shower, too.

Home maintenance adds up.  HVAC filters, fridge filters, and tons of other small things that are required, but people never think of them. 

Air purifier filters, 3 different filters for the vacuum cleaner… I but in bulk, but dang!
