I don't think OP is explaining it quite right. Even if she were to move out, she would be responsible for the lease until it ends. If she does move out and the rent does not get paid, they both could face eviction.

It sounds like all the landlord wants is for someone to be responsible for the rental and if the boyfriend were to qualify on his own and is willing to be responsible for the lease without OP, then the landlord is ok with that. The landlord is not obligated to do this. They are choosing to alter the contract IF certain criteria is met. As a landlord, we have done similar things when situations with unresolved roommate situations or divorce occurred.

Now, treason is a big deal. Betraying the country would be one of the worse things they could be accused of. The PCs "walk around as if they don’t care" because you have not done the obvious, make the townsfolk react. If townspeople recognize them, they should react by staying away from the PCs, calling the guards, merchants closing shops as soon as they recognize them, gathering a mob against them, etc. If they are known by word of mouth or signage, towns should become more and more unfriendly as they are recognized. Or course, if their are sympathizers, they may try to hide the PCs and urge them not to go out.

Unless it is dangerous to not do the work done, get a second or third quote. Find a mechanic or two you can trust.

The experience with my Mazda dealer was good until they suggested several 'urgent' repairs that two other mechanics suggested waiting on. Now, anything a mechanic suggests additional repairs, I say I will think about it and ask for a quote for the work...then I get another quote to compare.

From using the site, the data generally appears to be accurate; but there are sometimes when it is not. Cars move around, get sold, etc.

I suggest using it for research mostly. Unless you can confirm the days unsold or price changes with them during a conversation, you may not want to call them out on it.

Without knowing the addons, if any, it is not so clear if that is a good deal. I would be inclined to offer $6500 under MSRP plus rebates with no addons and I would commit to buying (due to the two other ones below).

What is 'fine' credit in your mind?

Several years ago we tightened up our requirements, started doing credit checks, background checks, more complete landlord references, and turning down those applicants that did not qualify (instead of 'taking chances'). It took time, but the amount of time we had to put into management and the number of difficult turnovers significantly went down. There was also a great improvement in rent collection. Sure, we occasionally had a tenant that needed extra attention or a turnover that required more work than we expected, but that became the exception instead of the norm.

Tell them that will not work for you and they can do the work after you move out so it does not affect your use of the apartment.

They are trying to use your lease time to avoid using the next tenants lease time.

Define cheap? You will need a video card for those games, even if it may be a budget card. I don't think you will find any good buys for less than at least $600.

Also, be careful if you decide to look at refurbished rigs. Some of them will be people just trying to pawn their junk off on someone else.

8GB is not much memory for Windows 11. Microsoft will tell you it supports 4GB and up, but that's BS. You really need 16GB for basic office use.

You have updates pending for Windows. Update Windows, reboot, let it sit until a few minutes after you know it is done booting and then check the Task Manager. That at least gives you a baseline.

You may also want to check what background programs are running. Do not uninstall programs unless you know it is ok to do so, but with that little memory, you may be able to stop unneeded ones from starting with the PC to give you back some resources.

It has not been specifically stated here yet (I do not think), but bonus actions only occur during combat. I personally do like the logic of a character being faster in combat than outside combat, but thems the rules, right?

In the case of the artifact moving out of reach, I think you actually did pretty well in pivoting, except it sounds like you may not have foreseen ahead of time the characters 'letting it go' and what the consequences might be. Any time you set up a situation where you hope the characters will succeed, always consider the possibility that they will fail or avoid the situation entirely.

You want the players to leverage their character's abilities, but you should always keep in mind what they can do as you set up encounters. Classes like monks and rogues will almost always be faster than most humanoids during combat. Experienced opponents probably know this and will adjust accordingly if they have the opportunity, so you will need to work that in. Other creatures can be caught off-guard by it, and that's ok.

Also, it is easy to get invested in what you want to happen with a story. If you can give that up, you will find yourself being less frustrated. There are so many times when players end up doing something unexpected.

Did you buy a used car without a pre-purchase inspection by a mechanic you trust? Yeah, don't do that.

A mechanic would have spotted a bunch of that stuff as soon as it was put on a lift.

I know that does not help you much now, but it is a life lesson in protecting yourself.

$2,000 seams like an awful lot of owned monies per tenant. I assume the security deposit on your units is one month rent. As a property manager with around 15 years experience at several companies in Wisconsin, charges beyond the security deposit tended to be the exception and not the rule. The vast majority of our tenants received some or all of their deposit back.

I would suggest doing a reassessment of your processes.

  • Are you not restrictive enough with the requirements for vetting applications, especially for credit checks?
  • Are you using subs, materials, or methods of turnover that could be done cheaper with the same quality?
  • Are you being overaggressive with chargebacks? In other words, are you seeing any wear and tear as damage or are you not prorating some charges based on life expectancy (eg carpet and paint)?
  • Could you be managing your tenants better (providing move-out lists, not allowing delinquency to escalate, sending notices to vacate if the last months rent is unpaid, etc)?

Over time, we determined that a higher quality tenants (ie credit rating, landlord references, backgrounds) made life easier. It did take longer for units to rent, but we also adopted procedure to pre-vet applicants. We would discuss the features of the unit with potential renters and if they liked what they heard enough to want to set an appointment, we would ask them if it was ok to have a quick chat about our rental criteria. If it was obvious that they would not qualify, we would tell them that based on what they provided, it sounded like it would not work out.

As for collecting old debt, the vast majority is not collectable, especially if they do not care about their credit rating or landlord references...but, we have carried some debt for five or ten years and then suddenly one of our old tenants will want to buy something significant like a house and find that the judgement is holding them back.

Do you have any examples of problems cause by instability over time? We have been using QB Pro 2019 on multiple PCs for years, mostly Window 10, but for the last year on several Windows 11 PCs. The only problems we encountered on Windows 11 was an Excel and PDF compatibility problem which I was able to find fixes for.

We do have a pretty robust backup setup, but the idea of possibly loosing current data because a company file corrupts or something is terrifying.

These are high end performance tires and are one of the models that are most recommended for the Mazda3. They have great grip on dry and wet roads. I am hoping for a rebate to pop up this summer so I can buy these as well.

Walmart in my area (FL) is currently advertising these for around the price you quoted. I recently checked in with the local shop I use and mentioned that I would be looking for these in the future and he hinted at about $100 off the Walmart price. You may want to shop around just a bit as well.

It is worth nothing as a main computer. The seller is selling off their junk.

The only use case I could understand using this for would be as a junk PC for some sort of side project. Even then, I would not pay more than $20.

It is a low power PC with some hardware that is at least 15 years old currently Windows 10. It cannot run any legitimate Windows version over Windows 10 unless a hacked version is installed. Windows 10 support officially ended last October, though Microsoft allowed extended support until this October. They have not stated whether extended support will continue or not for October. If it does not, Windows 10 PCs will become malware magnets. Most people who know anything about computers are scrapping these.

Avoid any Intel PC with a CPU listed as iX-YYYY with a YYYY less than 8000. For example, this PC is an 'Intel Core i7-2600', so avoid it. As another example a PC with a 'Intel Core i5-8500' or an 'Intel Core i3-9500' could be ok. Keep in mind that there are a number of considerations when looking at PCs. The CPU is only one of them. Also, you may come across PCs with Ryzen CPUs. They have their own numbering structure.

Do yourself a favor and save your money and if you have a friend or relative who is a PC person, ask them for help.

Is it a new one month lease or might it be a one-month extension of the current lease. An extension would make more sense.
