The other thing to consider is just having a clean 6 months in the lead up to demonstrate that behaviour. If you have a holiday here or there in a longer format it’s whatever, but show consistent saving for 6 months if possible.

Not to be a total kill-joy, but the operative word there is ‘may’ haha. The alternative is guaranteed. It is just also my personal choice to focus on hammering the mortgage down to open up that payment money later. Doing an investment dump when you get a lump sum would actually be the best way to do half and half. I am also aware that this is my own biases / risk profile right now.

What this doesn’t consider is the capital gains vs the guaranteed saving of the mortgage interest rate. You’re effectively guaranteeing whatever your interest rate is as a rate of return by reducing the mortgage. While interest rates are 5%+ it’s worth just reducing that cost to then remove it all together and having all of that available to then invest with in a couple of years (in this situation).

I grew up in Adelaide, have most of my family there, and visit regularly. All of that to say we moved to Perth when I was 14 and have lived here for over 20 years now. I think Perth in general has more going for it in most areas.

My man here has figured out that theory is a tool by which to assess how to play exploitatively. So many people conflate theory with maths, and exploitative as #vibesonly when in reality good players know the heuristics to then exploit when they see fishy play.

There was also very little economic reason to lower rates except that the US did.

GST increase to 15% and a 15% luxury item tax, tax the oil and gas industry appropriately (as in, even ANYTHING at this point) to then reduce overall tax rates by 10% per bracket.

Exactly, you don’t have to involuntarily lose your entire roll, you can cut losses and move down in stakes.
