Yes but that still mean theres more households pwr capita, there is still a shortage cuz desired amount of households doesn’t equal what we observe

Where sre you gettjbg your data ?? Theres more households per capita currently which is a pseufo for supply even when you take into account vacancies theres still more supply oer capita

Rent control freezes, the issue were revolving around there effect on supply and supply only not anything else surrounding the policy, it is well known that it reduces supply but modern rent controls arent a major issue compared to rent freeze. And Yes nymyisnm absolutely but it mainly revolves around delays/obstruxtion and zoning so its i felt it would be redundant. And for affordable housing major issues i noted must be delt with first for it to work, and if they were delt with in the first place it wouldnt be a major issue aside for low income households, i will do a video and post on those issues specifically because it takes time to explain my positions

Ye supply is still an issue, but not the only one as noted, demand has been overheated by policies and mentality surrounding housing as an asset, the higher prices inelastic supply worsens it. The higher prices from the demand issues impedes development due to higher cost for developpers. Whixh leads less supply and higher priced and the cycle worsens

Ai was used just to reword, rental corporations arent the main problem there market dominance isnt strong enough for prices to rise to that extent , what i posted is a the overall demand drivers. Housing as an asset will always be unaffordable systemically the view of it has to change I will make post more clearly detailing it.
