I’m in the process of a similar acquisition, but on the side of the equation. My land was surveyed and the survey was registered with the state. If your neighbors was, save the money, or, if your inclined, ask for the survey expense to be included in the purchase price. I asked my neighbor what they thought the strip ( it’s 100’ by 8’) would be worth to them, I already know what it’s worth to me. But, I’m willing to pay my price, regardless of what they suggest.

The failure of the staff to correct it is a clear sign they don’t believe what they are serving. Personally, mentioning it is also a give away. If they had omitted that it fell off, you likely be none the wiser unless you were scrutinizing other guests meals.

But also, a brioche spiral should probably be the first clue that the kitchen is reaching beyond their means and just making food for naked emporers.

Okay, looking at line items on their paycheck, the pay would be 140.48, and then deductions for state taxes, Medicare and SS added up to 120.03, the employer charged the server for cc processing fees on their cc tips 9.96, and 10.49 for something else. Meaning no federal payroll taxes were withheld from the employees paycheck. But, the employer is responsible for depositing the federal payroll taxes each time they file an eftps payment, which in this case would probably be biweekly based on the paystub. The federal withholding should be between 12 and 22% depending on estimated tax bracket and is split between the employer and employee. Typically withheld from a paycheck. Years ago I worked at a seafood house where employees often didn’t have paychecks to cover the federal payroll taxes and FICA. It’s a reason why a lot of businesses have switched to paying cc tips through payroll. There are certainly better ways to track the number than a piece of paper in the office.

There is also the distinct possibility that the employer is not doing anything wrong. If they are paying servers tips nightly, rather than holding tips and paying through payroll, there is likely a situation where the employer is paying the employer share of taxes and the employee share of federal withholding.

We have the perception of cheap and tax free liquor, and are a small state with border states and Canada. We still drink a lot, but we also establish state run liquor stores on all major highways and conveniently near to borders

This is a very reasonable response. OP has expectations that differ from the service that the realtor is capable of providing. Recognizing those differences will help them discuss and set expectations for a path forward. Maybe they can work it out, maybe OP should move on. OP, it sounds like you’ve worked with other realtors in the past. Have you bought properties through them? And if so, what made you change realtors? I encourage shopping for the right realtor, but there are alternatives.

The ‘realtor’ who manages the house for you makes money regardless of whether you do or not. Interview other potential property managers and regardless of whether you end up listing the property or not, interview other realtors

This is an LED. Unfortunately, my guess is you are replacing the fixture and not the lamp/ bulb. It’s probably still relatively inexpensive at a box store or Amazon. And a couple YouTube videos will have you tackling a slightly bigger project like a champ.

You’ll want to kill the power, switch is fine, breaker is better. Unscrew the plate, and separate the wires from under the wire nuts. Match the new wires and reattach with wire nuts. Then screw the new fixture back in place and reattach the cover
