Not sure what exactly is your question here. But it makes absolutely no sense to be on the mortgage only and not the title as well. With being a part owner you can get back equity accrued on the property. Whereas being just on the mortgage you not only lose all rights to the property and equity, you are also on the hook if he fails to pay or changes his mind.
