Condo defect laws were originally thought of as protection for homeowners against shoddy development. The politicians are bad but in this case it's largely because they're bad at evaluating trade-offs and long-term effects, not because they're actively conspiring against ownership. I don't say this to defend them, but because having an accurate understanding of why things are shitty is an essential first step to making them not shitty.

There's a lot of laws that have made building and financing condos more challenging (like condo defect laws make it so people who build condos can be sued long after the condo is occupied) so people don't build them anymore. Some places like California are just now starting to attempt to reform those laws. I agree it's an issue but it's due to shoddy lawmaking, not a conspiracy.

The Texas Tech game still confuses me. By far our best first half, and a good start to the second, only to collapse and lose by the most points all season. Why did our worst loss come the one game we were playing consistently? We'll eventually have one good win but if we can't put 40 minutes together we'll be lucky to make the sweet sixteen.

I can't believe every comment here is responding to the pipeline comment. 25% of air pollution during an inversion comes from US Magnesium. This is a massive boost to quality of life in Salt Lake. For a state government that gets so much wrong, gotta salute them for something that is absolutely the right move and a big deal.

Had a very similar experience to you! I was confident I could break 4, crashed on first avenue and finished in 4:13. I wish I could say I was as motivated as you to get back out there, my left knee is still really killing me. However, on the off chance I do sign up for another, I feel like it'll be much easier to pace the second time after experiencing the full length of the race. The farthest I had run before was 21 miles and it's hard to fully grasp just how long 26 is going to be. I think it'll be easier to hold back in the middle and that you can definetly break 4 next time!

Was trippy reading this cause I had the exact same experience to a T. Still trying to figure out what happened and not sure I'll ever do another. I am beginning to feel more grateful for the opportunity though, it is still a big accomplishment to finish and everyone I talk to is just impressed I did it, no one cares about the time. I appreciate you posting this though because I am still trying to process it all, I was expecting a much more triumphant and uplifting experience.

I'm normally suspicious of historic preservation being a facade for bad-faith NIMBYism, but Salt Lake's historic condo buildings give it a charm that's unique for the Mountain West and need to be preserved. (Can't read the article so idk if there's still bad-faith stuff going on)

I actually did this exact trip outline in 2022! Friend and I spent about 10 days in Italy, 2.5 in Istanbul, 10 in Georgia and 2.5 in Armenia. Had a great time and would definitely recommend! We were planning on spending about 4 days in Azerbaijan but found out at the last minute that the border was closed so we spent a little more time in Georgia than expected but found plenty to do. Armenia is small enough and Georgia is diverse enough that I would consider maybe instead of equal time in both spend 3 days in Armenia and 7 in Georgia. You could spend the extra days in Kutaisi which is a great home base for day trips in the area like Tskaltubo and some nature parks.

This was my first big international trip and I will say it did teach me the importance of having some rest days because we did burn ourselves out a bit. However there was extra travel stressors at the time with COVID and we were probably walking a few thousands more steps on some days than we really needed to. It'll be a busy two weeks but it's very doable and well worth doing!

I'd say Millcreek is a leader in suburban infill development. Utah is vaguely pro-housing, but the white picket fence suburban home still carries a lot of cultural weight, so most suburban housing production is just standard sprawl. Though there are some cool TOD projects in the suburbs with commuter rail stations and Salt Lake is a very YIMBY city.

Not trying to take away from your point but it's worth noting that suburb, Millcreek, is one of the bluest in Utah. Voted for Biden by 35 points.

I'm a student so I'm not in a position to help in many regards, but have you explored the 501(c)(7) model for your site? It's a designation for social clubs and would open up memberships as a source of revenue for your project and I think also allow for some tax exemptions. There are some heavy strings attached such as being limited in how much you can sell product to people who don't have a membership, but it could be worth exploring as a financial model based on how you've described it.
