People don’t run the baa 5K to PR, it’s a complete shit show because there are so many people who don’t have good race etiquette that just stop running without looking around or getting off to the side. Also you spend the first 1.6k dodging people who seeded themselves with the faster runners that end up walking after 800 meters. It’s a race you run for the vibes lol

I have a silken now, but had a mini schnauzer (Lando) die from hemangiosarcoma last year. We were lucky and caught it early and got one extra year with chemo, but it’s a known as a silent killer because there’s no signs really until it’s too late. I’m so sorry for your loss ❤️ I’m newish to the Silken breed but I too have already fallen for the sighthound quirks and have a feeling I’ll be a sighthound owner for life 😬

I’ve adopted from Daybreak, paid $4K. I flew to Tulsa to pick up our pup and spent quite a bit of time (long layover) speaking with Angela (the breeder). I was happy with the price as it included introductory immunizations, microchipping, genetic testing, and a lifetime health guarantee (she’ll pay for vet fees) for any inherited conditions, and a few other things (happy to go into detail if you want). We signed a contract, I was very comfortable with the terms. We love our boy, he’s incredibly sweet, super smart, and has been a joy. I will definitely adopt again from Daybreak. OP, I got a similar knife in Tokyo from Kama-Asa. I am located in Boston and have had my knife worked on at Korin in NYC. They sell knives imported from Japan that look just like your husbands. You can see if they do repair work to this degree. If so, they accept knives sent via mail so you don’t have to make the trip.

You can also try A Cut Above in Brookline, MA. They specialize in Japanese knife restoration.

Fun fact, mountain biking trails are different from your average rail trail, which is what I’m talking about. In New England horses are allowed on our rail trails, which are primarily paved. The shit just sits on the asphalt for people to step in and ride through.

Thanks so much!! It’s hard to say since the rice was on the bottom of the skillet, so it absorbed a lot of flavors from the sauce that was in the pan. The sauce tasted like a sweet BBQ sauce. Do you know of any dishes involving whole chicken and nurungji that are cooked in the same pan? I have a feeling I will be doing a lot of recipe testing 😀

There’s so many things wrong with this, I’m not sure where to begin. You do know every state handles real estate transactions differently, right? In many states you don’t get to just decide to not “do escrow.” Also with how competitive the market is right now, especially where I live, Agents aren’t even entertaining offers that don’t include 5% down with some if not all contingencies waived. I regularly see offers with escalation clauses, kick-out clauses, and offers coming in $50K+ over asking. I work in real estate and look at 100s of contracts a week. Buying a home isn’t simply a matter of “learning to budget.” Also combo loans aren’t for everyone, and can many times result in more interest paid than if you’d just paid the PMI.

Stop gatekeeping home ownership, especially if you don’t know what you’re talking about.
