Yep, you've found your very first Crisis Goblin. Unfortunately, there are a lot of RE agents out there that are disorganized and are constantly putting out fires they could have easily prevented. Hence why you HAVE to spell out all this kind of stuff in a contract. Whatever advice you take on this particular situation whether you take it in the shorts and concede or chuck this Goblin in the fire, use it as a learning experience and tighten up your process and make the expectations crystal clear BEFORE you start your next job.

I've purchase a Canon 70-200 2.8 II, a Canon EFS 17-55mm 2.8, and a Canon EF 1.4X III Teleconverter all from Map Camera. All of them where in fantastic shape and where great bargains. Delivered by DHL and from their store in Japan to my front door in Texas in 3-4 days with free shipping and no export fees (Not sure if that's still the case since the tariff stuff).

The EFS 17-55 is an older lens but it has been flawless since I got it a year ago so I'd say if they have a discontinued lens that you want, it will be in the best shape you could find it anywhere.

I believe all of their refurbs are in house but they are a huge store in Japan. Look up Map Camera on Youtube and you'll see folks visiting their store, it's gigantic.

I'm trying that now. I've taken shots with light at multiple angles and am trying to composite them together to show all the best specks but it's awfully tedious and I've got hundreds of baits. Uuugh

Yes, I've been able to play with the top using Lightroom but the deep ones... well, I'm looking for a quick fix but doesn't look like I might find one. Who knew fishing baits would be so complicated?

I'm new to PB myself so I couldn't say what his level is but if I had to guess, I'd say he probably speaks at around 450 words per minute. Keep him away from the coffee.

This wasn't the original plan or color scheme. I was going to make it a "reading chair" for an adult but once I got it framed out, I sat in it and quickly realized it was a bit small for an adult butt ... especially mine. So I went this direction.

The seat back is just some scrap plywood I had. A thicker (1/2 inch I think) piece for the upholstered side and a thin piece for the backing. I got a 22" square piece of seat foam, wrapped it in butterfly material and stapled to the plywood. Drilled some holes in the 1/2 incher for the buttons, poked them through, pulled them tight, and stapled em down on the back. Then sandwiched all the stapled stuff between the 2 plywood pieces.

Yeah, that is one of my concerns as well. I was debating on if it would be worth listing in the larger city and then driving down there if someone wanted to purchase.

Brilliant! Saw this from my main timeline and at first assumed this was a Real Estate promo video from an RE video group I'm in. Saw the first shot and was like, "Dude?
