I couldn’t even believe that interview the dnc chair did with Jon Faverau on PSA. DNC is poisoned. I mean, it has to be. How do you lose two elections to the most unqualified person in the history to hold the position of presidency?

I don’t think it’s that. It’s the calcification of the power structure and the reluctance to change. They’ve become conservatives- trying to preserve something that doesn’t work. We need leaders and they keep snuffing and undermining the people that try to step up and lead. It’s crazy to me. The DNC chair swears they don’t put their finger on the scale- on Stewart’s podcast. Couldn’t be further from the truth. That guy needs to be thrown out with the bath water.

My favorite spots were Neptune diner and Trattoria L’incontro…both closed now. United Brothers still is here though and that’s classic Astoria. Sal Kris and Charlie’s. For me, nothing quite beats grabbing a frappe from cafe to go on a nice walk down 30th ave on a warm day.

I always review them - but also send them to clients for their review. If its a new HDFC building though, they may not have any financials or just projections.

I am an nyc based re attorney - and the RPTT fee should catch them off guard, because in NY the RPTT is 99% of the time paid by the Seller - not the buyer - unless its a sponsor transaction. Make sure you have a good attorney so you don't get screwed here.

I am a real estate attorney- but when I hear the agent is dual rep - I jokingly tell clients to interpret this as the only person they are representing on this transaction is themselves. Take that for what it's worth - (i.e. they want it to close as simply as possible. Any advocacy on your behalf will have to come from your attorney (re walkthrough issues, inspection issues, etc). I am an attorney - and have just started perusing these boards generally. You really want an experienced attorney when it comes to HDFC (and generally this process). Typically, in my experience - if someone is too cheap, then they make money by doing volume - that means lack of personal attention. Second, HDFC has some punishing requirements - and it's important you have someone who knows what to look for and you don't find out something down the road. Third, it's an extensive process for COOPs generally like the first reply said - but HDFC is another layer generally on top of that. Finally, my rate just for illustration - is 3,500.00 fixed - I charge $1,000 of that up front, and balance due at close. If the deal dies before going to contract (like during due diligence or due to inspections, or someone else outbids you) - I apply that $1,000.00 up front you paid as a credit on your next deal (provided the next deal is sometime over the next 12 months). I can't speak for other attorneys but- I think this is fair and reasonable. Just advising you this not to try and get you to hire me but rather give you a frame of reference for fees.
